Role Overview
A leading residential developer is seeking an experienced Senior Project Manager to oversee the successful delivery of multiple large-scale apartment developments across the Lucan / West Dublin region.
The business is delivering a substantial pipeline of high-density residential developments, including apartment schemes, mixed‑use projects, and large-scale residential communities. This is a key leadership role within the construction team and will suit someone with strong apartment delivery experience who can manage multiple projects and teams simultaneously.
The successful candidate will report into the Construction Director and take responsibility for ensuring projects are delivered safely, on programme, within budget, and to the highest standards of quality and operational performance.
Key Responsibilities
Oversee the delivery of multiple apartment developments from mobilisation through to completion and handover.
Lead Project Teams including Site Managers, Engineers, Foremen, and subcontractors across live developments.
Drive consistency in delivery standards and project execution across multiple sites.
Ensure project objectives and milestones are achieved across all phases of delivery.
Review and monitor construction programmes, project phasing, and critical milestones.
Identify programme risks and implement mitigation strategies to maintain delivery targets.
Coordinate activities across structures, façades, MEP packages, fit‑out works, and external infrastructure.
Work closely with site teams to ensure sequencing and resource allocation are aligned with programme requirements.
Quality, Compliance & Technical Oversight
Ensure all projects are delivered in accordance with Building Regulations, BCAR requirements, and company quality standards.
Oversee inspections, quality assurance systems, snagging processes, and handover procedures.
Drive a strong focus on build quality across apartment units and common areas.
Commercial & Operational Management
Work closely with Commercial Teams to monitor project budgets, procurement strategies, and cost performance.
Support value engineering initiatives and efficient construction methodologies.
Review project performance and assist with resolving operational or commercial challenges.
Health & Safety Leadership
Promote and maintain a strong safety culture across all projects.
Ensure compliance with all health & safety procedures, legislation, and site management standards.
Support EHS teams in maintaining safe and compliant working environments.
Stakeholder Management
Liaise with consultants, design teams, utility providers, and local authorities.
Attend senior progress meetings and provide updates to internal leadership teams.
Build and maintain strong working relationships across all project stakeholders.
Candidate Requirements
Experience
10–15+ years' experience within construction delivery roles.
Previous experience with a residential developer or Tier 1 / Tier 2 main contractor preferred.
Experience overseeing multiple projects or multi‑phase developments highly desirable.
Technical Knowledge
Strong understanding of:
MEP integration
BCAR and Building Regulations
Quality and handover processes
Leadership
Strong people management and leadership capability.
Experience managing multidisciplinary site teams and subcontractors.
Excellent organisational and communication skills.
Commercially aware with strong reporting capability.
Qualifications
Degree qualified in Construction Management, Engineering, or related discipline preferred.
