Job Title: General Foreman Residential Location: Dublin Salary: Competitive, DOE We are recruiting an experienced General Foreman to join a growing contractor specialising in the refurbishment, renovation, and extension of high-quality one-off residential properties across Dublin and the surrounding counties. Projects typically range up to €1m in value and include bespoke renovations, period property upgrades, contemporary extensions, and high-spec residential fit-outs. Key Responsibilities: Manage day-to-day site operations on refurbishment and extension projects. Coordinate and supervise subcontractors, trades, and direct labour on site. Ensure projects are delivered to programme, budget, and quality expectations. Work closely with the Project Manager, design team, and clients throughout the build process. Plan and coordinate site activities to ensure efficient sequencing of works. Monitor workmanship and maintain exceptionally high finishing standards. Conduct regular quality inspections, snagging, and progress reviews. Ensure compliance with all Health & Safety regulations and company procedures. Order and coordinate materials, deliveries, and site logistics. Maintain accurate site records, progress reports, and daily diaries. Identify and resolve on-site issues proactively to avoid delays. Liaise with homeowners and clients professionally throughout live projects. Oversee projects through to final handover and completion. Candidate Requirements: 3+ years experience in a General Foreman or Foreman role. Strong background delivering residential refurbishment and extension projects. Experience working on high-end one-off houses and bespoke residential builds (ideal) Excellent understanding of construction sequencing and finishing details. Proven ability to manage subcontractors and coordinate multiple trades. Strong focus on quality, workmanship, and customer satisfaction. Good knowledge of Health & Safety regulations and site compliance. Strong communication and organisational skills. Ability to read drawings and coordinate works effectively with design teams.
