Title: Estate Manager - High End Development - PRS & Commercial
Salary: €60,000 - €70,000 + bonus + pension + health + other perks
Location: North Dublin (Hybrid Available)
The Company/Development:
Global provider of real estate advisory services with a rapidly expanding Asset Services team due to a number of high profile mandates that have been won recently. They have been mandated to manage the estate and lease up of this "best in class" PRS Development.
The development consists of over 500 high end, 1, 2 & 3 bedroom apartments with ground floor retail consisting of a restaurant, creche, cafe and shops. Landscaped public space surrounds the development and consists of over 130,000 sqft. There is also a large private gym with sea views, concierge and meeting rooms.
The Role:
The Estate Manager will be solely responsible for maintaining the highest standards across the common areas of the development. As the development is brand new you will have the opportunity to put your own stamp on the development with a focus on; procurements of service providers, developing PPM schedules and general day to day tasks associated with this type of role. There will be no requirement for AGM's as the development is privately owned. Tenancy management and lettings will be manages by a separate on-site team.
Key Responsibilities:
* Coordination of site-based team in delivering services to the apartment buildings and estate areas.
* Working alongside a Residential Engagement Manager to ensure service adequate provision and high standards are maintained.
* Instructs, manages, and monitors third party contractors to ensure smooth delivery of service provision.
* Conduct thorough property inspections, adhering to health and safety regulations.
* Handle correspondence promptly, address queries, and uphold meticulous documentation.
* Dealing with owner and occupied queries and applications in relation to OMC and building matters.
* Set service charge budget on an annual basis, analysing variances, and taking corrective actions where necessary for approval by the Board of Directors
* Work closely will all contractors and regularly update compliance platforms and PPM scheduling.
* Ensure procurement procedures are adhered to and service providers provide best price for services.
* Proficiency in understanding BMS systems and general technical knowledge of M&E plant.
Key Requirements:
* Minimum of 3 years’ experience in a similar role or campus environment.
* PSRA D license or on the pathway to being eligible.
* Previous experience managing 3rd parties - perhaps in an operations manager capacity.
* Proficient in MS packages e.g. Word, Excel, PowerPoint & Outlook.
* An understanding and knowledge of property management financial software (Blockman, Yardi, Building Link)
