The Company:

The successful candidate will join one of the largest real largest commercial real estate services firms, who have gone through a period of rapid expansion in the past 18 months. They offer an extensive range of advisory services and count some of the world's best known institutional funds as their clients.

The Role:

Our client is seeking an experienced Estate Manager to deliver best-in-class services for a new high-end, PRS development in Dublin's City Centre.

This is an exciting and busy role, ideal for a motivated professional with a mix of experience in block and tenancy management. The successful candidate will serve as the primary point of contact for clients, occupiers, senior decision-makers, and other stakeholders. There will be no late night AGM's as the owner of the scheme is an institutional fund.

This role offers a unique opportunity for a driven and capable individual to showcase their skills and leadership in a vibrant, high end PRS scheme.

Key Responsibilities:

* Managing both the common areas and tenancies in a brand new, large scale PRS development in Dublin City Centre.
* Working with key stakeholders internally and externally.
* Coordination of site-based team in delivering services to the estate and common areas.
* Attend management meetings with clients and provide regular budgetary updates upon request.
* Preparation, control and monitoring of all budgets in accordance with the client's budgetary agreement and the time scales set by the business.
* To prepare management reports in accordance with the needs of the business.
* Conduct regular property inspections, identify maintenance issues, and ensure full compliance with health and safety standards.
* Respond promptly to all queries, maintaining clear, professional, and well-documented communications.
* Develop and manage the annual service charge budget, analyse variances, and implement corrective measures as necessary.
* Ensure compliance with procurement policies, securing high-quality service providers at the most competitive rates.
* Demonstrate strong understanding of Building Management Systems (BMS) and possess general technical knowledge of mechanical and electrical (M&E) plant operations.

Key Requirements:

* Minimum of 4 - 5 years experience in block or tenancy management.
* Previous experience or exposure to newly built developments is also preferred but not a pre-requisite.
* PSRA Licence C & D.
* Have a strong work ethic, pro-active attitude, keen desire to learn and develop their career and willingness to take ownership of projects.
* A general understanding of real estate and complexities of new development projects.
* Excellent people management skills and attention to detail.
* An ability to work in a team and to understand the importance of teamwork in the successful delivery of objectives.
* Knowledge of the technical aspect of premises management.
* Excellent customer service, interpersonal and communication skills.
* Good awareness of Health and Safety legislation and knowledge of environmental protection requirements.
* IT literate together with an understanding and experience of industry specific IT applications.
* Ability to work on own initiative and within a pressurised environment.
* Formal qualification in property or facilities management is preferred.
