Project Manager – Residential Development

Overview
An experienced Project Manager is required to lead the delivery of a large-scale residential development comprising houses, apartments, and duplex units.
The successful candidate will take full responsibility for managing the project from pre-construction through to completion, ensuring delivery on time, within budget, and to the highest quality standards.
Key Responsibilities
Lead and manage all phases of the project lifecycle from site mobilisation to handover
Coordinate with design teams, consultants, and stakeholders to ensure smooth project delivery
Develop and maintain project programmes, ensuring key milestones are achieved
Manage site teams, including engineers, foremen, and subcontractors
Oversee procurement and ensure timely delivery of materials and services
Monitor project costs, budgets, and financial reportingEnsure all works are carried out in compliance with health & safety regulations
Maintain high standards of quality control and finish across all units
Liaise with clients, local authorities, and utility providers
Identify and mitigate risks throughout the project
Ensure timely completion and successful handover of residential units
Requirements
Proven experience as a Project Manager on residential developments
(housing, apartments, or mixed schemes)
Strong track record delivering projects of similar scale and complexity
Relevant third-level qualification in Construction Management, Engineering, or related discipline
Excellent leadership and communication skills
Strong commercial awareness and cost management experience
Knowledge of Irish building regulations and planning processes
Ability to manage multiple stakeholders and meet tight deadlines
Desirable
Experience working on Large Residential Developments (LRDs)
Familiarity with multi-unit developments including apartments and duplexes
Strong IT skills including MS Project / Primavera (or similar)
