About the role:
We are seeking a highly motivated and experienced
Site Quantity Surveyor (QS)
to join a project team. This role is responsible for managing all site-based commercial activities, including cost control, subcontractor assessments, variations management, and accurate commercial reporting to support successful project delivery.
Key responsibilities:
Subcontractor assessment
* Review, assess, and certify monthly subcontractor payment applications (including insulation, cladding, and other relevant packages).
* Evaluate and negotiate subcontractor variations, reworks, and claims.
* Validate and manage subcontractor star rates and dayworks in line with contract terms.
* Track site instructions, ensuring they are costed correctly and incorporated into subcontractor accounts.
Cost management
* Identify, capture, and maintain records of all project variations.
* Prepare and agree VO's/compensation events with the line manager.
* Maintain a site variation log, ensuring timely pricing and submissions.
* Support interim valuations and assist with final accounts.
* Receive and analyse site event records.
Commercial reporting
* Support monthly cost reports, cashflow forecasting, and budget control.
* Work closely with project management and commercial teams to ensure cost accuracy and budget alignment.
* Contribute to risk and opportunity reviews for the project.
Procurement and contracts
* Assist with subcontract procurement and preparation of subcontract documentation.
* Ensure compliance with contractual obligations and internal procedures.
* Monitor and manage scope creep, advising on any commercial risks or issues.
Site engagement
* Work closely with the site team to understand progress, identify change, and capture cost impacts.
* Attend site meetings and contribute to commercial discussions and decision-making.
Compliance and documentation
* Maintain accurate commercial records and filing systems.
* Follow internal policies and industry best practice across commercial and contractual matters.
Requirements
* 3–5+ years
' experience in a Quantity Surveying role, ideally on large-scale construction or industrial projects.
* Strong experience managing subcontractor accounts (applications, variations, and final accounts).
* Solid understanding of common contract forms (e.g.,
RIAI, NEC, JCT
, or similar).
* Strong grasp of cost control processes and commercial administration.
* High proficiency in
Excel
and relevant commercial tools.
* Strong analytical skills with proven negotiation capability.
* Ability to work independently and collaboratively within a team.
* Excellent communication and stakeholder management skills.
