We are seeking an experienced
Commercial Manager / Senior Quantity Surveyor
to take commercial leadership on a major
200MW Energy Centre development
in West Dublin. This is a senior role with full responsibility for the commercial, contractual, and financial performance of the project from pre-construction through to final account.
The successful candidate will act as the
commercial lead on site
, providing strategic direction, governance, and mentorship while working closely with project directors, engineering leads, construction management, and the client team.
This role is ideally suited to a commercially astute professional with experience delivering
large-scale energy, power, data centre, pharma, or heavy industrial projects
, who is comfortable operating at both strategic and detailed commercial levels in technically complex environments.
Key Responsibilities:
Commercial Leadership & Strategy
* Overall responsibility for commercial strategy, governance, and financial control of the project
* Lead and manage the project commercial team, providing mentoring and professional development
* Act as the primary commercial interface with the client, funders, and senior stakeholders
* Ensure robust commercial systems, procedures, and reporting are implemented and maintained
Pre-Construction & Planning
* Lead cost planning, benchmarking, and feasibility analysis for large-scale energy/industrial developments
* Preparation and ownership of project budgets, cost plans, and cash flow forecasts
* Input into procurement strategy, packaging, and contracting approach
* Oversight of Bills of Quantities, scopes of work, and tender documentation
* Lead tender evaluations, commercial negotiations, and contract award recommendations
* Proactive risk identification, mitigation planning, and value engineering leadership
Construction Phase
* Full commercial management of main contracts and major subcontract packages
* Oversight of measurement, valuation, and certification of interim payments
* Lead management of variations, change control, claims, and compensation events
* Ownership of cost reporting, forecasting, and financial risk management at project level
* Close collaboration with project management, engineering, and site teams to protect commercial outcomes
* Ensure compliance with contractual obligations under NEC, FIDIC, or bespoke contract forms
* Strategic management of disputes, claims avoidance, and commercial negotiations
Project Close-Out & Handover
* Lead final account preparation, negotiation, and settlement with clients and key subcontractors
* Ensure timely and accurate commercial close-out and contribution to project handover
* Oversight of subcontractor final accounts and commercial completion
* Post-project cost analysis, lessons learned, and contribution to future project benchmarking
Experience & Qualifications
Essential
* Degree in Quantity Surveying, Commercial Management, or equivalent
* 12+ years' experience
in Quantity Surveying / Commercial Management roles
* Proven experience operating at
Senior QS or Commercial Manager level
on large projects
* Track record delivering projects from pre-construction through to final account
* Experience
in energy, power generation, data centres, pharma, or heavy industrial sectors
* Strong expertise in cost control, procurement, contract administration, and commercial reporting
* Excellent leadership, negotiation, and stakeholder management skills
Desirable
* Direct experience on energy or power generation projects
* Strong working knowledge of
NEC, FIDIC, and Irish standard forms of contract
* Experience on projects valued
€50m–€200m+
* Previous responsibility for managing commercial teams
