The Microsoft Cloud Operations + Innovation (CO+I) team is focused on delivering high‑quality infrastructure to support our cloud services. As the data‑center portfolio grows, the Site Acquisition Manager will play a key role in leasing, building, and strategically expanding our data‑center capacity worldwide.
Responsibilities
* Develop strong relationships with C‑suite executives and key lessors to ensure professional delivery and operation aligned with Microsoft’s best practices.
* Leasing and acquiring data‑center capacity, including options for future growth.
* Perform analytics and market research on targeted metros/regions to enable fast decision‑making and rapid capacity take‑up.
* Develop acquisition opportunities, negotiate commercial terms, and construct/negotiating complex lease agreements, including new colocation leases, renewals, and amendments.
* Create flexible models that allow optionality and accelerate time‑to‑market to meet customer demand.
* Develop strategy documents reflecting long‑term regional design and driving business direction.
* Prepare and present periodic updates to obtain leadership approval as needed.
* Collaborate with regional supply, engineering, construction, legal, security, networking, and operations teams throughout each project and transaction sequence.
* Support the site acquisition team on all lease transactions, including bespoke projects, upgrades, and amendments.
* Assist with site selection and strategy development across the region.
* Build and develop new partnerships in existing and new regions.
* Ensure data integrity in supply planning and execution systems related to infrastructure supply options: cost, capacity, key dates, and contractual terms.
* Lead continual process‑improvement initiatives to enhance operational efficiency and team effectiveness.
* Work with internal law and corporate affairs personnel to secure successful contracts.
Qualifications
* Portfolio management or real‑estate experience.
o OR bachelor’s degree or equivalent in Business Management, Real Estate, Project Management, or a related field AND portfolio management, real‑estate, or office‑management experience.
o OR equivalent experience.
Preferred Qualifications
* Experience in data‑center lease agreements, site selection for industrial‑scale projects, real‑estate evaluation, acquisition, development, construction, utility agreements, sustainable practices, and financial modeling.
* Knowledge of the data‑center industry, operators, and market dynamics.
* Experience in leading complex negotiations, contract formation, and contract negotiations.
* Understanding of real‑estate and mission‑critical environments such as data centers.
* Background in real‑estate development and land acquisition, with knowledge of local laws, permitting, etc.
* General understanding of hybrid real‑estate solutions such as Build‑to‑Suit, Retail, and Wholesale leases (data‑center experience preferred).
* Limited travel (less than 25%) in the EMEA region as needed.
Ability to meet Microsoft, customer, and/or government security screening requirements is required for this role. These requirements include, but are not limited to, the Microsoft Cloud background check, to be completed upon hire/transfer and every two years thereafter.
