Title of Position:Shift Leader.JLL DublinReporting to :Engineering Services Manager Shift Pattern – Continental· Continental Shift Pattern· Engineering will be on site 7am-12midnight Mon-Fri· Engineering will be on site 7am-8pm Sat-Sun· Shifts will run daily· am-7pm and 12pm-12am· On Call from 12am-7amJob Purpose· To undertake all aspects of Planned Preventative Maintenance (PPM), Reactive Maintenance, small projects and Help Desk Calls in accordance with both client and JLL requirements .· To manage and monitor the building operational functions.· To be responsible for the buildings operational assets and systems whilst on shift.· To issue permit to work for all specialist vendors and carryout appropriate isolations via LOTO.· To complete HV training and switch HV and LV supplies as required.Aims and Objectives· To assist and support the ESM/BSS in all functions, to ensure HSE, statutory and contractual compliance. Key Responsibilities and Accountabilities· Escalation of incidents· All aspects of Planned Preventative Maintenance (PPM), Reactive Maintenance, and Help Desk Calls managed and completed whilst on shift.· Provide holiday and sickness cover· Staff supervision including sub-contractors and specialist providers.· Be proactive with regard to preventative maintenance and extra works.· Operate JLL QA and HSE policy and procedures· Maintain clear and legible records as required.· Provide written incident reports as required.· Interaction with JLL support staff, providing information as required· Switching of HV and LV supplies as requiredOccasional Allied DutiesTo deputize as ESM support as required.Health & SafetyAll staff are required to fulfil their legal duty to take reasonable care for the health and safety of themselves and others, who may be affected by their acts and omissions, and to follow all guidance and instructions given in this respect. Further details regarding Health & Safety responsibilities are set out in the Health & Safety Policy.Working RelationshipsInternalA pro active, can do attitude to facilitate positive working relationships with all staff.ExternalInterface with Client Representative, and Service providers.Person SpecificationQualifications, Experience, Knowledge, Skills and CompetenciesThe knowledge, skills, qualifications, competencies and experience relevant to the position are:EssentialCity & Guilds Parts 1 and 2 (Electrical Installation 2360) or recognised equivalent; or17th Edition Institute of Electrical Engineers (I.E.E) Registration or recognised equivalent.Experience gained within a critical maintenance environment .A good working knowledge of BMS, and critical assets and systems i.e. UPS,Emergency Generation,Electrical and Mechanical distribution,Air conditioning.Ability to interpret technical information and work with the team to provide solutions to technical / complex issues.Good leadership qualities, with a desire to progress within the business.DesirableHV Approved.BTEC ONC Electrical/Mechanical Engineering or Building Services or recognised equivalent.Experience in a supervisory role.CompetenciesThe core management competency framework for the position are: Providing Direction – creates a clear understanding of what needs to be achieved and provides the necessary guidance.Obtaining Results Through People – supports, challenges and develops others so that they can give their best and deliver against expectations.Drive For Excellence – manages activities to ensure high standards are achieved in all areasTeamwork – manages the team to maximise their contributions and effectiveness, influencing personal commitments.Communication – communicates clearly and concisely, impressing others and ensuring understanding of all relevant information in all circumstances.
