The Facilities & Engineering Manager is responsible for the technical, operational, and statutory management of all estate infrastructure and building systems at The Johnstown Estate. This role combines hands-on engineering expertise with facilities leadership, ensuring the safe, efficient, and compliant operation of all mechanical, electrical, and building services while supporting a high-end guest experience.This is a senior, visible role within the business, requiring strong technical judgement, leadership capability, and a proactive approach to asset management, compliance, and continuous improvement.Key Responsibilities:1. Engineering & Technical Systems ManagementOverall responsibility for the performance, compliance, and lifecycle management of all building systems, including mechanical, electrical, CHP, HVAC, power, plant rooms, BMS, water, wastewater, and associated infrastructure.Lead technical diagnostics, fault-finding, and root cause analysis for complex system issues.Ensure all systems operate efficiently, safely, and in line with manufacturer and regulatory requirements.Maintain detailed technical documentation, drawings, and asset registers.Planned & Reactive MaintenanceDevelop, implement, and continuously improve Planned Preventative Maintenance (PPM) schedules across all assets.Balance preventative maintenance with reactive works, prioritising safety, business continuity, and guest impact.Oversee emergency maintenance responses and ensure effective contingency planning.Maintain an accurate inventory of equipment, spare parts, and critical assets., ensuring efficient use of space and addressing any changes or expansions as needed.Planned & Reactive MaintenanceEnsure full compliance with health, safety, and statutory regulations, including (but not limited to) water, wastewater, waste, fire safety, electrical safety, and environmental standards.Act as the technical lead for audits, inspections, and regulatory engagements.Maintain and regularly test emergency response and business continuity plans.Monitor and support environmental certifications and sustainability initiatives.Capital Projects & Estate DevelopmentBe part of the team that plans and oversees capital projects, upgrades, refurbishments, and renovations.Provide technical input into design, specifications, procurement, and contractor selection.Manage projects from concept through delivery, ensuring quality, safety, budget, and timelines are achieved.Support long-term asset, infrastructure, and lifecycle planning.Financial & Contract ManagementDevelop and manage the facilities and engineering budget, tracking spends and forecasting future requirements.Identify and deliver cost efficiencies while maintaining technical integrity and compliance.Manage contracts, service level agreements, and performance of external contractors and service providers.People Leadership & Stakeholder ManagementLead, schedule, coach, and develop the facilities and maintenance team, fostering a strong safety and performance culture.Coordinate effectively with security, operations, and hotel leadership teams.Act as the key technical point of contact for internal stakeholders and external partners.May be required to cover Duty Manager shifts in line with business needs.Sustainability & Continuous ImprovementImplement and promote sustainability initiatives, including energy efficiency, waste reduction, and responsible resource use.Drive continuous improvement in systems reliability, energy performance, and operational resilience.Stay current with industry best practice, emerging technologies, and regulatory changes.Ideal Candidate Profile:Degree or recognised qualification in Mechanical or Electrical Engineering (or closely related discipline).Trade-qualified candidates with significant Mech & Elec responsibility and progression into management will also be considered.Professional certifications or chartered status are advantageous.Strong technical background in mechanical and electrical building services within complex, asset-intensive environments (e.g. hospitality, marine, industrial, healthcare, commercial estates).Skills & Experience Required:Proven experience in a senior facilities, engineering, or technical management role.In-depth knowledge of:o Mechanical & electrical systemso HVAC, power, water, wastewater, and BMSo Statutory compliance and safety regulationsDemonstrated experience managing PPM programmes and reactive maintenance at scale.Strong project management capability across upgrades, refurbishment and capital works.Financial acumen with experience managing budgets and service contracts.Confident leader with the ability to manage teams, contractors, and senior stakeholders.Excellent communication, problem-solving, and decision-making skills.Highly organised, with the ability to prioritise multiple demands in a live operational environment.
