Managing all commercial aspects of the project, responsibilities will include: Tendering - Experience with a builder/contractor or subcontractor, tendering for projects using etenders, supplygov and public procurement processes. Experience with the day to day construction industry, dealing directly with project management team, subcontractors, clients and suppliers. Communication - Confident and effective communicator who can deal directly with staff, clients, subcontractors and suppliers, with the ability to build lasting relationships. Commercially aware must have experience dealing directly with project teams onsite ensuring costs are being monitored and tracked against budget with ability to take prompt action or escalating where required. Contractually aware be familiar with Public Works, RIAI and other forms of contracts. Identify tenders in line with Company targets, prepare and submit high quality bid response documentation. Oversee procurement, appointment, and management of subcontract and supply packages, ensuring compliance with procurement procedures and alignment with tender budgets. Prepare budgets for approval inline with the Finance and Commercial department. Analyse proposals and compare them against budget forecasts to verify accuracy and compliance. Prepare contracts and assist the Commercial Manager in agreeing to terms, ensuring there are no scope gaps in procurement. Contract administration, including timely processing of subcontractor payments, valuations, and variations accordance with company systems and procedures. Responsible for all paperwork required in the running and management of the projects and for the correspondence required. Collaborate with project teams to produce program versus cost cash flow projections. Track progress and review programs, monitoring the cost implications throughout the project lifecycle. Prepare and update Cost Value Reconciliation (CVR) information and monitor key performance indicators (KPIs). Prepare contracts and assist the Commercial Manager in agreeing to terms, ensuring there are no scope gaps in procurement. Work closely with Senior Project Managers to foster a "one team" culture, delivering the project in line with time, cost, quality, and corporate responsibility goals. Provide timely, accurate data to the Commercial Lead to facilitate reporting to the Project Director and Commercial Director. Actively identify and implement ways to reduce waste, drive continuous improvement, and foster collaboration within the team. Maintain productive relationships with clients, design teams, subcontractors, and stakeholders to secure future opportunities. Support the development of a cohesive, high-performance, flexible, and supportive project delivery team, encouraging a rewarding and challenging environment. Desired Skills and Experience 5 plus years proven experience with professional qualifications. Experience with Public works and Mechanical and Electrical contracts beneficial Excellent communication, presentation and people management skills. Fluent in written and spoken English is a requirement. Must be trustworthy with a can do attitude.
