Necto Search & Selection are recruiting a Senior Quantity Surveyor to join a leading main contractor in Cork.
This is a great opportunity for an experienced QS to take responsibility for large-scale projects (€20 M+) across education, residential, and commercial sectors.
Reporting to the Commercial Manager, you will lead the financial and commercial management of multiple projects from pre-construction to final account.
You will work closely with project managers, site teams, subcontractors, and senior stakeholders to ensure projects are delivered on time, within budget, and to contract requirements.

Duties Lead commercial management from pre-construction to final account.
Prepare and manage cost reports, valuations, and forecasts.
Oversee procurement of subcontractors and suppliers, including tender evaluation.
Manage subcontractor accounts, including variations and final accounts.
Prepare interim valuations, payment applications, and financial reports.
Identify and manage commercial risks and opportunities.
Review drawings, specifications, and contracts for accurate cost control.
Lead value engineering exercises to optimise project costs.
Support dispute resolution and contract negotiations.
Mentor junior QS and commercial staff.
Maintain strong relationships with clients, subcontractors, and internal teams.
Skills / Experience Degree in Quantity Surveying, Construction Economics, or related discipline.
7+ years experience in a QS role with a main contractor or developer.
Experience managing projects valued at €20 M+ in education, residential, or commercial sectors.
Strong knowledge of contracts, cost management, procurement, and commercial processes.
Excellent numerical, analytical, and problem-solving skills.
Proficient in Microsoft Office; experience with commercial management systems is a plus.
Strong communication, negotiation, and stakeholder management skills.
Ability to lead a team, work independently, and manage multiple priorities.
Proven record of delivering projects on time and within budget.
