Cairn has a unique opportunity for a high calibre Technical Manager with primary responsibility for the design and technical aspects of projects; managing and coordinating technical information from grant of planning permission through to project completion. This role is a 3 year fixed term contract, located in Cork.Reporting to the Managing Director, you will in time manage the workload and performance of direct reports; i.e. a D&B Coordinator and Document Controller. The role will also entail reviewing design with the Planning Team on buildability and value engineering matters.Key responsibilities:The candidate will be responsible for:Reviewing and managing design post planning achieved and pre-commencement on site to achieve the best possible standard prior to tendering process.Agreeing with the department heads and MD initial design deliverables and programme for design team to achieveAdopting a 'best value' approach, which seeks to minimise costs and maximise valueEnsuring all aspects of the building design are fully coordinated, including but not restricted to, structures, M&E, façades, internal specification, service strategies and maintenance strategiesAiding the PM to develop and manage the Design Programme which forms part of the broader Master Development ProgrammeReviewing design to include the viability of off-site production/alternative methods of constructionLeading the optimisation process, focusing on delivering design excellence across the schemeManaging external consultants and specialist subcontractors with Design Responsibilities, ensuring delivery against the brief within set timescales and budgetsAssisting on the appointment of external consultants and manage their performanceLeading on the production and management of scopes of works, appointment documents, technical programmes, collateral warranties, references and fee proposalsEnsuring translation of the planning scheme into an efficient and workable commercial solutionOverseeing technical specifications in line with requirements determined by the clients' requirements within the sales and budget constraints, working closely with in-house architects and external design team partners.Ensuring all statutory enquiries, crossovers, sewer connections etc., are submitted and pursued for their timely returnWorking with the Design Team to resolve clearance of planning conditions, building regulation approval, project insurance conditions, party wall conditions and BER certificationEnsuring that all required Technical Submittal approvals are delivered to facilitate the project programmeOverseeing the shop drawing production process for specialist subcontractors with Design ResponsibilityManaging the Design Development process during the Procurement stage to ensure the timely production of coordinated Design Team informationChairing Design Team meetings and workshops – champion Cairn product quality and legacyKeeping abreast of innovative new product, practices and build methodsThe candidate – key requirements;Degree / Higher Diploma qualification in Architecture or equivalent; 5+ years post qualification experienceExperience in the design and detailing of mixed use residential led schemes, preferably high rise.
