Job Opportunity
We are seeking a highly motivated and experienced Mechanical Quantity Surveyor to join our team on a state-of-the-art Pharma Facility in Tralee, Ireland.
About the Role
* Managing and overseeing all aspects of cost control and commercial reporting on site.
* Evaluating subcontractor applications, managing site variations, and ensuring accurate and timely commercial administration of the project.
Responsibilities
1. Review, assess, and certify monthly subcontractor payment applications (including insulation, cladding, and other relevant packages).
2. Evaluate and negotiate subcontractor variations, reworks, and claims.
3. Validate and manage subcontractor star rates and dayworks in accordance with contract terms.
4. Monitor and track site instructions and ensure they are costed and included in subcontractor accounts.
Cost Management
* Identify, capture, and record all project variations.
* Prepare and agree VO's/compensation events with the Line manager.
* Maintain a site variation log and ensure timely pricing and submission.
* Assist with the preparation of interim valuations and final accounts.
Commercial Reporting
* Support monthly cost reporting, cash flow forecasting, and budget control.
* Liaise with project management and commercial teams to ensure cost accuracy and budget alignment.
Procurement and Contracts
* Assist in subcontract procurement and drafting of subcontract documents.
* Ensure compliance with contractual obligations and company procedures.
Site Engagement
* Work closely with the site team to understand progress, identify changes, and capture cost impacts.
Compliance and Documentation
* Ensure all commercial documentation is accurately maintained and filed.
Requirements
* Minimum of 3-5 years' experience in a Quantity Surveying role, preferably on large-scale construction or industrial projects.
* Proven experience in managing subcontractor accounts, including applications, variations, and final accounts.
* Strong knowledge of construction contracts (e.g., RIAI, NEC, JCT or similar).
* Excellent understanding of cost control processes and commercial administration.
* Proficiency in relevant software in Excel.
* Strong analytical and negotiation skills.
* Ability to work independently and as part of a team.
* Excellent communication and interpersonal skills.
* Relevant qualifications in Quantity Surveying.
