This FM Contract Manager role presents an exciting opportunity to lead multi-disciplinary FM operations across a significant contract in the Dublin region. We're seeking a hands-on, people-focused leader with a background in Building Services, Engineering, or Facilities Management-ideally someone who has spent the past 3-5 years running complex, operationally demanding environments.
Reporting to the Contract Director, you'll take full ownership of the day-to-day delivery of FM services, including managing technical and frontline teams, overseeing hard and soft service performance, and ensuring compliance with SLA and lifecycle obligations.
Responsibilities for FM Contract Manager
 1. Oversee the delivery of integrated FM services, ensuring adherence to performance KPIs and SLAs.
 2. Lead a team of service managers, technicians, and operational staff across multiple sites.
 3. Manage in-house and outsourced teams to deliver planned preventative maintenance and reactive works.
 4. Build strong relationships with internal stakeholders, service partners, and contractors.
 5. Monitor and control budget performance, ensuring cost-effective delivery across the contract.
 6. Drive innovation, quality improvements, and compliance with safety standards and operational procedures.
 7. Serve as a key member of the Emergency Response and Incident Management teams, with 24/7 availability as required.
Requirements for FM Contract Manager
 8. Minimum 3-5 years in a leadership capacity within FM operations, preferably in a PPP or public sector setting.
 9. 3rd level qualification in Building Services Management, Facilities Management, Engineering, or a related field.
 10. Proven track record in managing technical teams and service contracts.
 11. Strong knowledge of M&E systems, HVAC, BMS, and life safety systems.
 12. IOSH / NEBOSH certification and membership in a professional body such as BIFM or CIBSE.
 13. Excellent interpersonal, leadership, and client-facing communication skills.
 14. Garda vetting clearance required.
