Commercial Property Asset Manager Role Overview
We are seeking a highly skilled and experienced Commercial Property Asset Manager to join our organization. The successful candidate will be responsible for overseeing the leasing, sales, and valuations of commercial properties.
Key Responsibilities:
1. Leading a leasing team in strategic locations to drive revenue growth and optimize property value.
2. Generating rental and capital income from property assets through effective management and negotiation skills.
3. Oversight of the negotiation process for all property lettings and sales transactions to ensure maximum value is achieved.
4. Year-end property valuation process for submission to finance and external auditors to maintain transparency and accuracy.
5. Fostering strong business relationships with clients, partners, and stakeholders to drive growth and opportunities.
6. Input into multi-annual income and expenditure budgeting to inform strategic business decisions.
7. Ensuring optimal results are achieved for all capital sales through thorough due diligence and market analysis.
8. Management and administration of approved capital sales to completion, ensuring timely and efficient execution.
9. Liaising with Agents and Valuers throughout the sales process to facilitate smooth transaction outcomes.
10. Identifying and managing strategic property purchases to enhance portfolio value and diversify investment.
11. Contribution to credit control processes to maintain a healthy cash flow and minimize risks.
12. Internal and external audit input to ensure compliance with regulatory requirements and industry standards.
13. Oversight of property processes and procedures to guarantee efficiency, effectiveness, and best practices.
14. Approval of new leases, lease amendments, and POs on Yardi to maintain accurate records and track performance.
15. Annual review and recommendation of minimum rent levels for Board approval to inform pricing strategies.
