€****** pro rata The project involves the construction of a new 12-classroom primary school for the Department of Education in Knockanean, Ennis, County Clare.
The proposed development has a gross internal floor area of 2,090 sqm and includes teaching, administrative, and communal facilities.
The new two-storey building will provide modern, energy-efficient educational accommodation and will replace the existing school buildings, which have been fully vacated for the duration of the works.
Work commenced on site on 14th July ****, with completion scheduled for handover at the end of the construction programme.
The school site, measuring approximately 1.34 hectares, is located to the east of Ennis in a rural setting.
It is a long, narrow plot with a northsouth orientation and limited access from the southern end.
The surrounding context includes residential and agricultural properties, and the site interfaces with existing playing pitches to the north, which are to be retained and integrated into the final development.
External works will include car and bicycle parking, bus drop-off zones, junior and senior play areas, ball courts, landscaped terraces, and enclosures for utilities and waste storage.
The works also include the refurbishment of an adjacent overflow car park and necessary upgrades to the existing wastewater treatment plant.
The Clerk of Works will act under the instruction of the Employers Representative to monitor the quality, progress, and coordination of all site activities during the construction phase.
The role involves ensuring that the contractor delivers the works in accordance with the contract documents, design intent, and safety standards.
The Clerk will maintain regular site presencetypically two days per weekand provide weekly written and photographic reports detailing progress, quality issues, and any emerging risks.
Attendance at weekly progress meetings and other site or design coordination meetings is required as necessary.
Key duties will include quality auditing, reviewing materials and workmanship, verifying compliance with specifications, and witnessing testing and commissioning.
The Clerk will liaise with the Design Team, PSDP, PSCS, utility providers, and the contractor to ensure timely information flow and to mitigate delays.
They will also assist with BCAR inspections, review method statements, verify as-built documentation, and coordinate snagging and post-completion maintenance planning to achieve a snag-free handover.
The role includes acting as liaison between the contractor and the end user during fit-out and service demonstrations.
The Clerk of Works will support the Employers Representative in day-to-day contract administration and compliance matters, ensuring all statutory and regulatory approvals are obtained.
The position requires maintaining clear communication channels among all project stakeholders, ensuring that any decisions or approvals required from the Employers Representative are identified promptly.
Ultimately, the Clerk of Works plays a vital role in ensuring that the Knockanean National School project is delivered safely, to a high standard of quality, and in full compliance with all planning and building control requirements.
