Commercial Manager – Armour GroupLead Commercial Delivery Across Multiple White Space Fit-Outs Location: Dunleer Co. Louth. Ireland / Europe (Travel as required)Sector: Data Centres & Mission‑Critical InfrastructureArmour Group is expanding, and we're seeking a commercially astute, detail‑driven Commercial Manager to oversee the full commercial lifecycle of multiple white space fit‑outs and retrofits from inception through completion. This is a key role in a rapidly growing sector, ideal for someone who thrives in high‑value, fast‑paced project environments and can move seamlessly between granular commercial detail and strategic-level communication.The RoleAs Commercial Manager, you will take ownership of all commercial and procurement activities across several data centre white space projects. You will be responsible for full A–Z delivery, cost planning, procurement, budgeting, risk management, reporting, commercial controls and final accounts. Ensuring each project delivers maximum value and protects Armour Group's commercial interests.This role requires someone who can manage complex commercial structures while driving clarity, collaboration, commercial discipline across design, pre‑construction, construction and leadership teams.Key ResponsibilitiesCommercial Leadership & Cost ManagementLead the commercial strategy across multiple white space fit‑outs and retro fitouts ensuring alignment with business objectives.Develop and maintain accurate cost plans, budgets and forecasts throughout the project lifecycle.Prepare precise monthly cost reports, feeding into business planning and financial forecasting.Own cost estimates from Stage 0 Due Diligence through IFC design stage.Maintain accurate cost databases, historical cost data, geo-parity metrics and inflation benchmarks.Procurement & Supply ChainLead the procurement of General Contractors (GCs), OFCI vendors and third‑party consultants from tender through contract award.Analyse tender returns, ensuring true like‑for‑like comparisons and clear identification of clarifications and exclusions.Support the identification and pre‑qualification of new supply chain partners.Commercial Controls & Contract ManagementManage the commercial performance of GCs, OFCI vendors and consultants through to final account.Develop, implement and execute cost control and change management processes.Ensure commercial documentation protects contractual and financial interests.Drive compliant billing, valuations and cash flow processes.Management & Team LeadershipBuild strong relationships with clients, contractors, and consultants.Work closely with design, pre‑construction, legal and finance teams to maintain full commercial alignment.Develop and mentor a site-based commercial team.Prepare and present project funding requests to senior leadership.What You BringDegree in Quantity Surveying, Commercial Management, Construction or related field.7+ years' experience in commercial management, cost management or procurement within construction or infrastructure.Proven experience managing CSA, mechanical and electrical work packages.Demonstrated ability to commercially manage GCs, OFCI vendors and consultants on projects ranging from €1M to €100M.Strong ability to interpret BoQ-level detail and communicate insights clearly at executive level.Highly proactive, solution‑oriented mindset with the ability to pivot quickly in changing environments.Excellent communication with management and commercial acumen.Experience in data centres, mission‑critical facilities, energy or industrial projects advantageous.Why Armour Group?Work on cutting-edge data centre projects that shape the digital future.Join a forward-thinking, high-performing commercial team.Be empowered to lead high-impact projects from concept to completion.Influence major commercial decisions in a sector experiencing unprecedented growth.Enjoy a culture that values agility, innovation and excellence.If you're an ambitious commercial professional who wants to take ownership of major white space projects, we'd like to hear from you.
