We are currently hiring a Site Manager to join our team in Cork.
Key responsibilities:
Typically, the candidate will be expected to undertake and assist with the following duties:
Oversee Health and Safety on Site, ensuring collective ownership by all stakeholders.
Control plant on site, ensuring plant is always fit for purpose with necessary certification.
Actively promote a safety culture on site, resolve potential threats, and escalate high-level threats or continued non-compliance to Senior Management.
Selection and appointment of supervisor roles specific to the project, e.g., Appointed Person, Crane supervisor, Scaffold Inspector, Temporary Works Co-Ordinator, etc.
Clearly communicate the Project Execution Plan and any changes to all stakeholders throughout the project.
Manage Subcontractors and Suppliers: advise Quantity Surveyors on tender pack content, understand scope of contracted works, monitor project budgets, identify cost savings, and report unexpected costs; establish and monitor sub-contractor programmes and progress; ensure timely ordering of materials and equipment.
Review design documents actively and participate in design team meetings.
Lead daily whiteboard meetings, ensuring daily lookahead with management staff and subcontractors.
Manage the Construction Team, delegate responsibilities, and ensure coordinated and controlled works.
Manage Programme and develop short-term target programmes (2-week lookahead).
Report weekly progress against the target programme.
Ensure all works comply with Building Regulations, design documents, and standards.
Communicate clear quality specifications for each package to the site team and subcontractors.
Ensure compliance with Cairn quality assurance systems and documentation.
Create a streamlined sequence of works through coordination.
Coordinate Service Providers, third-party stakeholders, residents, and Local Authorities.
Possess excellent knowledge of trades and construction detailing.
Identify key stakeholders and support the PM with early engagement and relationship management.
Chair Site and Construction Team Meetings.
Manage direct reports on site, including performance management, development plans, and absence management.
Engage in Continuous Professional Development.
Instill a best-in-class customer service experience for all stakeholders and advocate for the Cairn brand.
The candidate;
Degree or Higher Diploma in Engineering, Quantity Surveying, Construction Management, or equivalent; 10+ years post-qualification experience.
Background in large-scale residential construction.
Excellent knowledge of latest building regulations and certification standards.
Strong commercial acumen and negotiation skills.
Ability to meet demanding time and quality targets.
Excellent spoken and written communication skills.
Methodical, detail-oriented, and accurate.
Ability to work well with people at all levels and as part of a team.
Self-motivated with the ability to work independently.
Capable of coordinating multiple projects simultaneously.
Willing to accept responsibility for tasks.
