Residential Development Quantity Surveyor Role
We are seeking a highly skilled Quantity Surveyor to join our team for a major residential development project in Nenagh, North Tipperary.
* The successful candidate will be responsible for cost control, procurement, and commercial reporting on the project.
* This is an excellent opportunity for an ambitious QS to take on a key role in a long-term, large-scale residential project from its very beginning.
* The candidate will support the project team in ensuring the project is delivered efficiently, competitively, and within budget.
Key Responsibilities:
* Prepare, review, and manage project budgets, cost plans, and financial forecasts.
* Oversee tendering, procurement, and subcontractor package management for residential construction works.
* Monitor project costs, valuations, variations, and change orders.
* Liaise closely with the Project Manager, Site Team, subcontractors, and suppliers to maintain accurate cost control.
* Prepare monthly cost reports, progress claims, and financial updates for senior management.
* Support contract administration, including issuing instructions and assessing subcontractor claims.
* Ensure compliance with contractual obligations, company procedures, and client requirements.
* Contribute to commercial problem-solving and ensure risks are identified and managed.
Requirements:
* Degree-qualified in Quantity Surveying, Construction Management, or a related discipline.
* 24 years experience working as a Quantity Surveyor, ideally on residential or housing development projects.
* Strong understanding of budgets, procurement, and contract administration.
* Excellent analytical, organisational, and communication skills.
* Proficient in Microsoft Office and cost management/reporting tools.
* Ability to work effectively as part of a project team and manage multiple commercial priorities.
* A proactive, detail-focused approach with strong financial awareness.
