About us:Ashmore Building & Homes is an established and growing construction company delivering high-quality residential, design & build, and commercial projects across Ireland.We're building the foundations for long-term, scalable growth - and we're now seeking a Senior QS / Commercial Manager to take ownership of our commercial function and help drive performance, control, and consistency across all projects.As part of the leadership team, you'll manage tenders, cost plans, valuations, and commercial reporting - ensuring strong margins, transparent communication, and smooth coordination between our office, finance, and site teams.Full-time role based in our Trim, Co. Meath office - this is an on-site position, so please only apply if that location works for you.Job Description:· Manage and coordinate all tendering and estimating activities across residential, design & build, and commercial projects.· Prepare and submit detailed cost plans, BOQs, and tender documents.· Evaluate subcontractor and supplier quotations and ensure competitive pricing.· Measure and value work completed on-site; prepare interim valuations and progress claims.· Prepare monthly cost reports and monitor project budgets against actual performance.· Liaise closely with Project Managers, Site Managers, and the Finance team to maintain cost control and commercial awareness.· Identify, price, and manage variations, change orders, and contractual claims.· Prepare and agree monthly applications for payment, client valuations, and final accounts.· Support procurement processes — including subcontractor selection, negotiation, and appointment.· Contribute to the development of Ashmore's commercial systems, reporting templates, and standard operating procedures.Requirements:· Degree in Quantity Surveying or related discipline.· Minimum 5 years' experience in a QS or Commercial Management role within the construction industry (main contractor or design & build experience preferred).· Strong understanding of cost control, tendering, and contract administration.· Excellent numerical, analytical, and negotiation skills.· Strong communication skills with the ability to liaise confidently between site, office, and client.· Proficient in MS Office, cost estimation tools, and measurement software.· Experience with CRM or project management systems preferred· Self-motivated, highly organised, and capable of managing multiple projects simultaneously.· Excited by the opportunity to be part of a growing, scaling company and help shape its future directionThis role offers an attractive salary based on experience, with clear scope to grow as the company scales.If interested please email your CV to or click apply.Job Type: Full-timePay: €70,000.00-€100,000.00 per yearWork Location: In person
