Principal Duties & ResponsibilitiesTo lead and support a team of Housing Officers, Tenant and Community engagement officers and administrative support officers in the delivery of an excellent housing service to our residents. This will include the functions of assessments, allocations, re-lets, rents and estate management.The post holder will be required to work flexibly and collaboratively with the relevant internal and external stakeholders and contribute to the management and development of services which comply with legislative and regulatory requirements.The post holder will be responsible for managing budgets and overseeing financial planning for tenancy management and engagement programmes and will provide expert guidance on housing compliance, regulatory changes and best practises.They will be required to contribute to the overall administration of the Department by ensuring that administrative procedures are in place and adhered to.Housing ManagementEnsure that Fold Housing's responsibilities as a landlord are met through compliance with RTB Guidelines and relevant legislation while maintaining resident involvement services to the highest standards in line with needs of tenants and the wider community.Effective management of current tenancies with regards to estate standard's monitoring, complaints and anti-social behaviour.Respond to requests for information effectively within set timescales, data protection guidelines and bring about resolutions at the earliest point of contact.Represent the organisation at RTB hearings, access appropriate legal advice where necessary and provide support and assistance to team members.Establish and maintain relationships with local community representatives and external agencies/organisations.Review all policies, procedures and guidelines to ensure that they are aligned to updates in legislation and organisational processes.Work with various property management companies to ensure the smooth running of our estates and apartment complexes. This may entail taking on Director roles on some of the management boards.AllocationsEstablish effective working relationships with the development team and participate in design and specification of new builds.Manage the handover of completed properties from Development into Housing ManagementWork with Local Authorities to ensure the timely allocation of all our properties.Consult with local community groups and present at local and public meetings on proposed social housing developments.Ensure the effective allocation of all new properties and relets in accordance with Association procedures.Ensure a safe and secure environment ensuring a range of tailored housing and support services are available to ensure tenants to maintain their tenancy and live independently in the community.Rent Accounting and Arrears ManagementManage the administration of rent and service charge collection and maintain accurate information on the Affinity accounting system.Monitor all rent accounts.Proactive approach to income recovery.Effectively recover outstanding arrears as required.Provide and maintain management reports on all areas of rent collection and arrears management in accordance with Association KPI'sVoids ManagementEnsure full occupancy and minimised voids, working with all relevant stakeholders, around the allocation of new units and re-letting of existing units.Provide and maintain management reports on all areas of void properties in accordance with Association KPI's.Tenant EngagementLead in any future development and implementation of Folds resident and communication engagement strategy.Manage anti-social behaviour in accordance with the Associations protocols and best practice.Liaise with relevant organisations/support services to ensure the provision of any necessary support services for tenants.Establish a tenant engagement structure, promoting sustainable active tenant involvement to ensure tenants and residents are central to the operations of Fold Housing.Leadership / People ManagementCollaborate with colleagues across the business and different teams, always applying a "one team approach" to leadership, operations and achieving Fold's goals and ambitions.Promote a culture that delivers excellence and meets Fold's vision and mission in line with our values.Be at the forefront of colleague engagement activities at both organisation and team level.Lead, support, and develop your team to ensure that they deliver an excellent service to our tenants and are given opportunities to develop and excel at Fold.Maintain a strong understanding of the operational aspects of the business through investing time with individual team membersCollaborate with People and Culture in the recruitment of team members and, develop an induction plan and actively manage the probation process.Work with People and Culture to ensure Fold remains competitive for the roles within your remit.CommunicationsThrough proactive promotion of the organisation's vision, purpose, values and strategic objectives, effectively enhance Fold's reputation amongst internal and external stakeholders.Enable effective communications with our stakeholders and partners through representing the voice of Fold at internal and external events, campaigns and initiatives, internal communications activity, and relevant policy forums.Proactively champion Fold's internal and external communications objectives in line with the organisation's communications strategy.GeneralPromote environmental awareness and responsible practices within our schemes.Review, monitor and ensure that appropriate standards of work are maintained across the organisation in partnership with other managersCultivate relationships with key external and internal stakeholders and partners.Represent the organisation at meetings with various agencies with regard to individual cases while acting in the best interests of the organisation and customers at all timesDevelop and achieve performance targets. Due to the nature of Folds housing stock, this post has a mobility clause in that the post holder must be prepared to work as directed and support as and when required in other schemes.
