Design Coordinator
Location: Multiple Location options available with established offices in Tullamore, Cork, Limerick, and Santry (Dublin), we are open to finding the right fit for the right person.
Project Portfolio: Mixed-use commercial/residential, large-scale residential, and multi-discipline developments.
Role Overview
The Design Coordinator bridges the gap between the design team and the construction site. You will manage the flow of design information, resolve technical clashes, and ensure that drawings are delivered on time, within budget, and to Irish building regulations.
Core Responsibilities
Manage Information: Coordinate drawings and data from architects, structural engineers, and MEP consultants.
Lead Reviews: Run design coordination and BIM/clash-detection meetings to resolve issues before they reach the site.
Control Documents: Oversee the Common Data Environment (CDE) to ensure the site team always builds from the latest revisions.
Support Commercials: Assist the surveying and procurement teams with accurate technical information for material ordering.
Ensure Compliance: Verify that all designs comply with BCAR (Building Control Amendment Regulations) and planning conditions.
Required Experience & Systems Knowledge
Because Townmore delivers a highly diverse portfolio, candidate experience must span multiple modern methods of construction:
RC Frame & Precast: Experience managing mixed-use residential/commercial RC frames and precast concrete panel systems.
Timber Frame: Understanding of large‑scale, timber frame design, including detailing for fire safety.
ICF (Insulated Concrete Formwork): Familiarity with ICF design constraints, pour pressures, and integration with standard floor/roof systems.
Software Literacy: Proficiency in document control platforms (e.g., Procore, Viewpoint) and visual coordination tools (e.g., Navisworks, Revit).
Key Candidate Attributes
Adaptable: Comfortable jumping between a timber‑frame housing scheme and a high‑rise RC frame commercial build.
Solution‑Oriented: Able to spot structural or architectural discrepancies early on paper rather than on‑site.
Strong Communicator: Confident managing relationships between external design consultants and internal site managers.
Irish Compliance & Regulations (Essential)
Local Regulations: Deep working knowledge of the Irish Building Regulations (Technical Guidance Documents A–M) is strictly mandatory.
BCAR Process: Practical experience handling the Building Control Amendment Regulations (BCAR) process, including tracking Ancillary Certificates and coordinating with Assigned Certifiers.
Planning & Standards: Familiarity with Irish planning conditions, Irish Water connections, and local authority handover requirements.
Experience Requirements
Irish Market Experience: Minimum of 1–2 years of continuous experience actively working on construction projects within the Republic of Ireland.
Multi‑Discipline Exposure: Proven track record working on Irish sites or within Irish design practices utilizing RC Frame, Timber Frame, or ICF.
