Hours 8am - 3:30pm per day.Contract:PermanentJob Title:Maintenance Officer / Maintenance HandymanReporting To:General Manager (or nominee)Location:Clearbrook Nursing HomePurpose of the RoleThe Maintenance Officer is responsible for ensuring that the nursing home premises, facilities, resident equipment, and external grounds are maintained in a safe, functional, and compliant condition at all times to support the delivery of high-quality resident care.The role includes responsibility for environmental safety, preventative maintenance programmes, resident equipment support, bedroom preparation for admissions, fire safety systems, water safety controls, and coordination with external contractors in accordance with regulatory requirements including HIQA standards.Key Responsibilities1. Building and Environmental MaintenanceThe post holder shall:Carry out general maintenance and repair of the building fabric including walls, ceilings, floors, doors, locks, windows, handrails, fixtures, and fittings.Repair or replace damaged furniture, wardrobes, lockers, tables, chairs, and fittings as required.Ensure radiators, heating systems, ventilation systems, plumbing fixtures, and sanitary facilities remain in good working order.Identify hazards such as loose flooring, damaged surfaces, trip hazards, or unsafe structures and address them promptly.Carry out routine inspections throughout the home to ensure a safe environment for residents, staff, and visitors.Maintain bathrooms, showers, toilets, sinks, drainage systems, and water outlets in safe working condition.2. Resident Equipment MaintenanceThe Maintenance Officer shall support the safe functioning of resident equipment including:Profiling beds and bed mechanisms.Bed rails and safety components.Pressure-relieving mattresses and air mattress pump systems.Alarm mats and sensor equipment.Nurse call bell systems.Charging points for equipment including hoists and mobility devices.Other assistive or safety equipment within the home.This includes:Ensuring equipment is functioning safely.Identifying faults promptly.Removing unsafe equipment from use immediately.Reporting faults to nursing management.Liaising with approved suppliers or contractors for specialist repair where required.Maintaining records of equipment checks and servicing.3. Bedroom Preparation and TurnaroundFollowing resident discharge or transfer, the Maintenance Officer shall:Prepare bedrooms for new admissions within agreed timeframes.Paint bedrooms where required to maintain standards.Repair walls, fixtures, fittings, and furniture.Ensure beds, mattresses, nurse call systems, lighting, sockets, and equipment are safe and operational.Replace damaged or unsafe items as necessary.Work in coordination with housekeeping and nursing staff to ensure rooms are ready for occupancy.4. Preventative Maintenance ProgrammeThe post holder shall:Implement and maintain a planned preventative maintenance schedule across the facility.Complete weekly and monthly maintenance checklists.Maintain accurate records of inspections, maintenance works, and servicing.Monitor servicing intervals for equipment and infrastructure.Ensure maintenance logs are available for audit and inspection purposes.5. Fire Safety ResponsibilitiesThe Maintenance Officer shall:Conduct and document weekly fire alarm tests.Support the coordination of fire drills within the home.Check fire doors for proper closure and integrity.Ensure emergency lighting systems are functioning.Report any fire safety concerns immediately.Liaise with fire safety contractors regarding servicing and certification.6. Water Safety and Legionella PreventionThe post holder shall:Support water safety management procedures including flushing regimes.Monitor water temperatures where required.Assist with legionella prevention programmes.Maintain records relating to water safety checks.Liaise with contractors regarding water testing and maintenance.7. Grounds and External AreasThe Maintenance Officer shall:Maintain external areas including pathways, entrances, car parks, and gardens.Ensure outdoor areas are safe, clean, and presentable.Manage seasonal hazards such as ice, snow, leaves, and debris.Carry out minor landscaping and grounds maintenance.8. Electrical and Mechanical SupportThe post holder may:Carry out minor electrical repairs within competence.Assist certified electricians or contractors where required.Monitor plant rooms and mechanical equipment.Report any major faults immediately to management.9. Contractor CoordinationThe Maintenance Officer shall:Liaise with external contractors including electricians, plumbers, lift servicing providers, fire safety companies, and equipment suppliers.Ensure contractors follow site safety procedures while on the premises.Facilitate access for servicing, inspections, and maintenance works.10. Health and SafetyThe post holder shall:Comply with all Health and Safety policies and procedures.Participate in risk assessments and hazard identification.Maintain awareness of hazards within the environment.Support the Health and Safety Risk Register as required.11. Infection Prevention and ControlThe Maintenance Officer shall:Ensure equipment and surfaces are maintained in a condition that supports effective cleaning.Address damaged surfaces promptly to reduce infection risks.Support waste management infrastructure.Follow infection prevention procedures when working in resident areas.12. Emergency ResponseThe post holder shall:Respond promptly to urgent maintenance issues.Assist in emergency situations as required.Escalate risks to management immediately where safety may be compromised.13. Confidentiality and Professional ConductThe Maintenance Officer must:Respect the confidential nature of the role at all times.Maintain resident dignity and privacy when working in bedrooms or care areas.Conduct themselves in a professional and respectful manner.14.
