Position Overview:

The Quantity Surveyor will play a key role in the commercial management and delivery of civil engineering and/or building projects across Ireland. The successful candidate will oversee all cost and contractual aspects from tender through to final account, ensuring projects are delivered profitably and in line with company standards, client expectations, and Irish construction regulations.

This is a senior role requiring strong commercial acumen, experience with Public Works and private sector contracts, and excellent communication and negotiation skills.

Key Responsibilities:

Pre-Contract / Tender Stage

* Contribute to tender submissions, cost planning, and value engineering exercises.
* Prepare and review bills of quantities, pricing documents, and subcontractor enquiries.
* Assist in identifying commercial risks and opportunities during bid preparation.

Post-Contract Commercial Management

* Take full responsibility for the financial management of assigned projects.
* Prepare, submit, and agree interim valuations, variations, and final accounts.
* Manage and report on project costs, budgets, forecasts, and cash flow.
* Ensure timely procurement and management of subcontractor packages.
* Negotiate and manage contracts in accordance with Public Works Contracts (PWC), NEC, or JCT forms as appropriate.
* Assess, certify, and process subcontractor payments in line with contractual obligations.
* Provide regular commercial reports and updates to the Commercial Manager and senior management team.

Cost Control & Value Engineering

* Monitor costs throughout project delivery to maintain profitability and mitigate risk.
* Identify and implement value engineering opportunities without compromising quality.
* Advise project teams on cost-effective construction solutions and procurement strategies.

Client & Stakeholder Management

* Develop and maintain strong relationships with clients, consultants, and supply chain partners.
* Attend progress and commercial meetings, representing the company in a professional manner.
* Resolve commercial and contractual issues proactively.

Qualifications & Experience:

Essential:

* Degree-qualified in Quantity Surveying, Construction Economics, or a related discipline.
* Minimum 2+ years' experience in a QS role.
* Proven experience on civil engineering, infrastructure, or building projects in Ireland.
* Strong working knowledge of Public Works Contracts, NEC, and JCT contract forms.
* Excellent understanding of Irish construction law, procurement procedures, and cost management practices.
* High level of numeracy, accuracy, and attention to detail.
* Excellent communication, negotiation, and report-writing skills.
* Proficiency in MS Excel, BuildSoft, Cubit, or similar estimating/measurement software.

Desirable:

* Chartered Membership (MRICS / SCSI) or working towards same.
* Experience with BIM and digital measurement tools.
* Full clean Irish/UK driving licence.
