Team Description
This opportunity provides a role for an Associate Director level candidate to lead the Asset Engineering business line within our Dublin-based Building Consultancy team. The candidate will predominantly be working with both internal and external investor and occupier clients ranging from international speculative investors, large PLC corporates to national and international investment funds and occupiers. We have a healthy pipeline of work and we are engaged already in a variety of instructions and projects across Ireland. Our clients enjoy working with us, and our aim is to exceed all of their expectations in providing a ‘Best-in-Class’ service.
Role Summary
The role will be varied with no two days being the same. The candidate will be involved in a mixture of technical due diligence, dilapidations, life cycle and asset verification surveys. Additional roles will include defect diagnosis, planned preventative maintenance (PPM) schedules, undertaking negotiations and maintenance auditing. The tasks will be undertaken across a range of property types across the island of Ireland. Working independently or with building surveyors to take responsibility for the management of client and project teams to deliver building surveying instructions profitability and on time. Work closely with other CBRE and Turner & Townsend colleagues and departments to grow relationships and business opportunities. Practice areas that are expected of the candidate include technical due diligence for investment and occupier purposes, dilapidations for both landlord and tenants, contract administration, refurbishment works and maintenance advice (PPMs). The candidate will be working on a wide range of instructions and property types with an emphasis on commercial installations and operational real estate throughout Ireland. The applicant must be client facing, with commercial, business development experience.

Responsibilities
The role will involve the successful implementation and delivery of professional building services engineering within the Building Consultancy team through the completion of a varied range of building services instructions.
Take responsibility for the management of client and project teams to deliver high quality and timely building services instructions profitably.
Deliver instructions (surveys & reports) from inception to completion with the minimum of supervision to meet the instruction objectives in accordance with company policies.
Survey and reports to include but are not limited to:
Technical due diligence reviews of buildings (individual or portfolios) for vendors, investors and occupiers, this is to include the coordination of wider specialist consultancy reports;
Planned Preventative Maintenance Inspections and Reporting;
Sustainability advice and Net Zero Carbon/ decarbonisation strategy;
Preparation of Schedule of Dilapidations and support the Building Surveying team in negotiating dilapidations settlements on behalf of Landlord or Tenant;
Preparation of dilapidations provisional assessment reports for occupiers;
Asset verification and life cycle plans / forward maintenance registers;
Preparation of performance specification documentation, running of the tender process and the contract administration of refurbishment projects;
Comply with Turner & Townsend’s and CBRE’s policies and management system as required;
Work in compliance with Quality Management Procedures;
To positively contribute to the wider Building Surveying business plan and revenue targets to assist in achieving its objectives.

Be educated to degree level or high technical qualifications with commercial surveying experience (we will consider strong candidates from a practical technical background)

Have a sound understanding of mechanical, electrical, life safety and public health installations and an ability to assess their condition
Have experience working with and/or managing technical, specialist contractors
Have a network of M&E supply chain and industry contacts
Have significant experience within the commercial M&E industry
Desirable
Working within a similar multi-disciplinary team
Good knowledge of the Commercial property market win Ireland
