Role Overview
An established residential construction business is seeking an experienced Contracts Manager to oversee the successful delivery of multiple housing developments across the South East region.
This is a senior operational role responsible for driving performance across live sites, ensuring projects are delivered safely, on programme, within budget, and to the highest quality standards. The successful candidate will provide leadership across site teams while maintaining strong oversight of programme delivery, subcontractor performance, and operational strategy.
The position would suit someone coming from a developer or Tier 1 / Tier 2 main contractor background with strong residential delivery experience.
Key Responsibilities
Project Delivery & Site Leadership
Oversee multiple residential developments from site mobilisation through to completion and handover.
Lead and support Project Managers, Site Managers, Engineers, and Foremen across live sites.
Ensure consistency in delivery standards and operational performance across all projects.
Drive accountability and maintain a high-performance culture within project teams.
Programme & Construction Management
Review and manage project programmes, construction sequencing, and delivery milestones.
Identify potential programme risks and implement recovery strategies where required.
Monitor productivity levels, labour resources, and site progress to ensure targets are achieved.
Commercial & Financial Oversight
Work closely with commercial teams to review budgets, procurement strategies, and cost performance.
Support value engineering initiatives and efficient resource allocation.
Ensure projects maintain commercial discipline while meeting quality expectations.
Quality, Compliance & BCAR
Ensure projects are delivered in accordance with drawings, specifications, and company standards.
Maintain oversight of BCAR requirements, inspections, quality systems, and handover procedures.
Support site teams in achieving high-quality finishes and smooth project close-out.
Health & Safety
Promote a strong safety culture across all developments.
Ensure compliance with all company procedures and statutory requirements.
Work with site management and EHS teams to maintain safe and efficient site operations.
Stakeholder Management
Maintain strong working relationships with consultants, subcontractors, utility providers, and local authorities.
Chair project review meetings and provide updates to senior management.
Escalate key risks and provide practical solutions where required.
Candidate Requirements
Experience
10–15+ years’ experience within construction delivery roles.
Proven residential experience across housing developments and multi-phase projects.
Experience with a developer, self-build business, or Tier 1 / Tier 2 contractor preferred.
Experience overseeing multiple sites and delivery teams simultaneously.
