Client: Leading PRS Management Company
Essentials: 2 + years' block management experience; PSRA D Licence; strong knowledge of the MUD Act; full clean driving licence and own car.
Location: Dublin based office & portfolio
Salary & Package: €50,000 - €60,000, bonus scheme, pension plan, onsite parkin and more

Our client, a highly regarded property firm, is seeking a Residential Property Manager (Block Management) to oversee a portfolio of premium residential developments in Dublin. Unlike traditional OMC management, most blocks under management are fully owned by institutional investors, meaning no board meetings or AGMs are required.
Key Responsibilities
* Block Management : Oversee the management of residential developments either 100% owned by an investor or with a majority ownership, ensuring compliance with MUD Act requirements where applicable.
* Facilities & Maintenance Oversight : Implement and track planned preventative maintenance schedules, remediate outstanding FM issues, and liaise with contractors for site works.
* Financial & Budget Management : Oversee operating budgets, invoice approvals, and cost comparisons for service contracts.
* Site Inspections & Compliance : Conduct regular site visits to ensure property upkeep, address house rule breaches, and assist with insurance claims and renewals.
* Sustainability & Energy Efficiency : Monitor and develop strategies to reduce energy usage and enhance sustainability across the portfolio.
* Stakeholder Communication : Maintain strong relationships with investors, residents, and service providers, ensuring professional and effective management.
