Residential Asset Manager On behalf of our client, we are seeking an experienced Residential Asset Manager to oversee a significant property portfolio and lead a busy residential management team.

Reporting directly to the Managing Director, the Residential Asset Manager will be responsible for the effective management of residential assets across the portfolio.
This includes leading a team of property managers and administrators, ensuring compliance with legislation, optimising rental income, minimising arrears and maximising return on investment.
The role is based fully on-site in Co.
Kildare with regular travel required to Dublin and occasional travel nationwide (e.g., Cork, Galway etc.).
A travel allowance is provided.
Location: Co.
Kildare with nationwide travel (primarily in Co.
Dublin) Salary: €60-70 K+ DOE (with travel allowance provided) Type: Permanent, Full-time, On-site Key Responsibilities: Lead, manage and support the Residential Team (property managers & administrators).
Oversee tenant leases, rental income, arrears management and RTB obligations.
Ensure vacant units are listed promptly and turnaround times are minimised.
Supervise property inspections, move-out procedures, deposit returns and utility transfers.
Manage third-party contractors, letting agents and service providers.
Monitor expenditure, budgets, purchase orders and approve invoices.
Prepare monthly reports and maintain updated property schedules.
Review assets regularly with the commercial team to maximise ROI.
Oversee facility management, maintenance programmes and emergency procedures.
Ensure compliance with landlord/tenant legislation and statutory obligations.
Attend AGMs with property managers and coordinate OMC statutory duties.
Provide regular performance updates to the Senior Team.
Skills & Experience Required: Relevant property-related qualification (essential).
PRSA qualified (or meet licensing criteria Category D).
35 years experience in a Property/Asset Management role.
Strong knowledge of Irish property legislation.
Proven leadership and team management skills.
Excellent communication and interpersonal skills.
Strong organisational skills with ability to work under pressure.
Proficient IT skills and ability to produce accurate reporting.
Commercial awareness with a focus on maximising return on investment.
Full Category B drivers licence (valid in Ireland) and willingness to travel nationwide as required.
