Mechanical Pre-Construction Manager (Ref: MPCM0626)
Salary: Remuneration Package will be competitive and in line with experience
Location: NI Based
Coordinate projects from finalised bid submission to through to RIBA Stage 5 design completion
Manage the design process of projects ensuring clients’ requirements, standard practices and specifications are being adhered to whilst ensuring commercial viability for the company
Provide strong technical knowledge to ensure contracts are delivered in compliance with Employers Requirements, specifications and drawings, as well as to the highest possible standards
Main Duties and Responsibilities
As Pre-Construction Manager within the Projects Division you will be expected to demonstrate an excellent level of technical knowledge, including a good working knowledge of Mechanical regulations. The main duties and responsibilities include:
Working with the commercial team to ensure financial certainty on final bid submissions.
Lead the mechanical design coordination process from RIBA Stage 3 through to Stage 5, ensuring buildability, compliance, and efficiency.
Coordinate Gateway 2 compliance activities and ensure design information aligns with Building Safety Act requirements prior to construction commencement.
Contribute to programme management by monitoring key design release milestones
Working alongside the company’s appointed design partners in developing designs in accordance with Employers Requirements and in line with our bid submissions
Value engineer and rationalise designs to improve both the buildability and commercially viability of the project
Ensuring Mechanical Designs are full co-ordinated with Electrical Designs and all other specialist aspects of the installations
Where required, completing on site surveys to ascertain existing structural implications and services installations
Conduct technical audits, feasibility studies, and risk reviews of mechanical services
Preparation, management and distribution of information release schedule documents
Ensure compliance with relevant mechanical building standards, regulations (e.g., CIBSE, BSRIA, UK Building Regs), and company procedures
Attending meetings with main contractors/clients and leading communications flow with our design and specialist supply chain partners
Review of all drawings and schedules prior to issue to our clients for their comments/approvals
Preparation & issuing of technical submittals for client/design team review. Ensure close out of any retrospective comments and handover full design pack to the contracts team with closed out technical approval
Assist contracts managers and purchasing department with project procurement ensuring specifications and drawing requirements are being complied with
Liaising with specialist supply chain partners to ensure their bid submissions are compliant
Lead the BREEAM requirements and close out with all parties of the design team
Help develop and improve internal pre-construction workflows, tools, and procedures

Criteria
Minimum 2 years’ experience in similar role, with a proven track record and experience in all aspects of M&E installations and regulations
Strong knowledge of HVAC systems, chilled water, heating, domestic services, ventilation, fire protection, and controls
Competence in reviewing and interrogating design calculations, specifications, and cost estimates
Excellent time management skills with the ability to work under pressure and to work to a plan to avoid disappointments
Understanding of BREEAM, LEED, and sustainable building principles
Good interpersonal skills to create meaningful reciprocal relationships with both colleagues and clients
Computer literate with competency in Microsoft Word, Excel, Outlook etc
Understanding of Gateway 2 processes, Building Safety Act requirements, and statutory approval procedures within the UK construction industry.
Awareness of Modern Methods of Construction (MMC) and off-site manufacturing coordination processes.
HNC/HND in Building Services Engineering
Use of specialist software packages such as CAD, Revit, Navisworks, and BIM workflows
