Role Overview
A leading residential developer is seeking an experienced Contracts Manager to oversee the delivery of multiple large‑scale apartment developments across Dublin and the greater Leinster region.
The business is delivering a significant pipeline of high‑density residential schemes including apartments, duplexes, mixed‑use developments, and large‑scale urban communities.
This role will take responsibility for managing approximately 6‑7 live apartment contracts simultaneously, ensuring projects are delivered safely, on programme, within budget, and to the highest standards of quality and compliance.
Reporting into the Construction Director, the successful candidate will provide leadership across site delivery teams while driving operational performance and programme management across multiple developments.
Key Responsibilities
Project & Operational Leadership
Oversee the delivery of multiple apartment developments from mobilisation through to completion and handover.
Manage Project Managers, Site Managers, Engineers, and subcontractor teams across live projects.
Ensure consistency in delivery standards, sequencing, and operational performance across all sites.
Programme & Delivery Management
Monitor construction programmes, phasing strategies, and project milestones across multiple developments.
Identify delivery risks early and implement mitigation strategies to maintain programme targets.
Quality, BCAR & Compliance
Ensure projects are delivered in accordance with Building Regulations, BCAR requirements, and developer quality standards.
Oversee quality assurance systems, inspections, snagging, and handover processes.
Maintain high standards across apartment finishes and common areas.
Work closely with the commercial team to monitor budgets, procurement, valuations, and cost performance.
Support value engineering and commercial decision‑making across developments.
Review subcontractor performance and commercial risk across projects.
Health & Safety Leadership
Champion a strong health & safety culture across all projects.
Ensure compliance with company procedures, legislation, and best practice site management standards.
Support EHS teams in maintaining safe and compliant sites.
Stakeholder Management
Liaise with consultants, local authorities, utilities, and design teams.
Attend senior progress and commercial meetings with internal and external stakeholders.
Provide clear reporting to the Construction Director and senior leadership team.
Candidate Requirements
Experience
12‑20+ years’ experience in construction delivery roles.
Background with a residential developer or Tier 1 / Tier 2 main contractor preferred.
Experience managing multiple projects or large multi‑phase developments simultaneously.
Technical Knowledge
Strong understanding of apartment construction, sequencing, façades, scaffolding, MEP coordination, and handover strategy.
Excellent knowledge of Irish Building Regulations, BCAR, and quality management systems.
Strong programme and operational management capability.
Leadership
Strong people management and leadership skills.
Ability to manage and motivate multiple site teams simultaneously.
Commercially aware with strong organisational and reporting capability.
Qualifications
Degree qualified in Construction Management, Engineering, or related discipline preferred.
