Senior Quantity Surveyor / Commercial Manager

The Role
We are seeking a Senior Quantity Surveyor / Commercial Manager to join our leadership team at LMH HQ in Arklow.
This is a senior leadership position requiring a minimum of 10 years’ experience in quantity surveying or commercial management within the construction or off‑site manufacturing sectors.
It is also a progressive role with clear room for promotion for the right candidate as LMH continues to scale across Europe.

Key Responsibilities
Cost control, cost planning, and cost reporting
Client‑facing commercial management and stakeholder engagement
Preparation of Bills of Quantities (BOQs)
Leading and coordinating bid proposals for potential clients
Supporting business development and contributing to commercial and strategic decisions
Working closely with, and directing, a very strong internal estimating team
Coordinating and managing Estimation Commercial Managers to ensure accurate and competitive submissions
Ensuring variations and change orders are identified, raised, priced, negotiated, and agreed in a timely manner
Preparing and agreeing monthly applications for payment
Leading final account negotiations to closure
Liaising closely with the finance team on WIP, forecasting, and commercial reporting
Appointing suppliers and subcontractors and ensuring full commercial and contractual compliance
Collaborating with project teams to ensure financial efficiency, budget adherence, and high‑quality delivery across LMH’s Integrated Structural Systems and construction projects
Providing accurate cost evaluations, risk assessments, and cost‑effective recommendations throughout the project life cycle.
Required Knowledge & Experience
Strong understanding of FIDIC, NEC, and other industry‑standard construction contracts (essential)
Knowledge of structural steel, secondary steel works, and MEP systems (highly desirable)
Demonstrated commercial awareness and high‑level leadership capability
Ability to operate effectively in a fast‑paced engineering and construction environment
