Role Objective
The Section Manager is responsible for ensuring efficient management of building fit-out, delivering high-quality, snag-free projects on time and on budget, while ensuring a safe working environment and compliance with health and safety requirements.
Responsibilities
Report to the Project Director and perform all agreed duties.
Front-line management of all industrial relations matters.
Ensure compliance with company procedures and contractual commitments.
Implement Workplace Health and Safety Management (Safety Manuals).
Pre-Construction
Verify current documents, obtain drawings, specifications, and approved drawings.
Check site files and compliance; collect daily site reports, RFI books, transmittal book, and non-conformance book.
Review soil and site investigations and council connections for water, sewer, stormwater.
Coordinate temporary fencing, site offices, toilets, and power.
Review contract letting schedules and discuss amendments with the Project Director.
Establish and review the construction program.
During Construction
Record Conack staff working hours and control external hired plant.
Manage operations in the field, allocate resources, and ensure safety integration.
Oversee WHS, communicate with site personnel, and delegate tasks to supervisors.
Coordinate trades, surveyors, and materials; manage testing and inspection schedules.
Produce detailed fortnightly program and update weekly progress.
Administer subcontractor work method statements and conduct inspections.
Prepare and issue daily site reports and attend meetings.
Prepare snag lists for subcontractors, ensuring completion before project completion.
Close-Out & Completion
Manage BCAR inspections, prepare BCAR file, and deliver snag-free projects.
Handle off-hire of site accommodation, external plant, and return of internal plant.
Pursue certificates and as-built drawings, and complete final authority inspections.
Return all site files, issue hand-over keys, record warranties, and attend post-construction meeting.
Assist in preparing O&M files for hand-over stage.
