Resident/Site Architect Overview We are seeking an experienced Site Architect (or suitably qualified Architectural Technologist) in a monitoring role for a long-term contract position on a landmark office development in Limerick City.
Job Title: Site Architect (Contract) Location: Limerick City, Ireland Project: Project Opera 13 Storey Office Building Contract Duration: 27.5 Months (Estimated Start: November 2025 Employment Type: Contract Position Background In Q4 2025 a Building Contract is due to be awarded for the construction of Project Opera, a 13 storey (with a further 2 levels of plant above) over basement, new build office development.
This Contract will be between Limerick Twenty Thirty DAC (LTT) and the preferred building contractor.
Our client are the Approving Authority on the project while LTT as the Contracting Authority will deliver the project for our client.
Our client will monitor this delivery.
Site Location: Project Opera, Bank Place, Limerick, Co.
Limerick.
Contract period: 27.5 months Contract Value: Approximately €75 Million ex.
VAT Project Description This project is for the construction of a new 13 storey (with a further 2 levels of plant above) over basement, new build office development onto Bank Place, Limerick that is part of the Opera Square development.
This contract includes public realm works at bank place and renovation of the existing Granary Building (Protected Structure) for a different client (ie not the Our client and therefore not subject to OUR CLIENT monitoring).
Construction of the basement is nearing completion under a different contract.
This project comprises completion of the office building to a shell and core finish generally, with the fit out of the basement and landlord areas included in the works.
The Gross floor area of the building is 15,982 sqm of which the basement is 1,948 sqm.
The Role The Resident/Site Architect will report to a Senior Architect, Assistant Principal Architect and State/Principal Architect.
S/he will undertake a range of duties on-site.
The Resident/Site Architect will also be required to perform other duties assigned from time to time as appropriate to the position.
S/he will be required to work as part of a team and/or under his/her own initiative.
Location The Resident Architect will be based at the Temporary Site Offices at Bank Place/Michael Street, Limerick, Co.
Limerick.
The Resident/Site Architect will also be required to attend our clients offices in Dublin City Centre on occasion.
Project Stage The services of a Resident/Site Architect is required for Stage (iv) Construction.
Details of Service Services of Resident/Site Architect required for 37.5 hours per week during the contract period.
The Service includes a requirement to work these hours from 07:00 up to 18:00 Monday to Friday, and Saturdays from 08:00 to 14:00.
The actual periods to be agreed in conjunction with the our clients Senior Architect to provide comprehensive resourcing for all duties as described below.
In occasional circumstances work may be required outside of the above hours or on Sundays/Bank Holidays.
No additional fees shall be paid for out of hours, Saturday, Sunday or Bank Holiday working.
Estimated Start Date: November 2025 (TBC).
Estimated Contract Duration: 27.5 months Description of Service The Service to be that of: Full-time Resident/Site Architect for the duration of the Construction Project, currently programmed for substantial completion in December 2027.
To carry out duties in consultation with the OUR CLIENTs Senior Architect Duties will include: Act as the our clientss lead architectural representative on-site for the duration of construction.
Daily Monitoring of Works on site on behalf of the our clients tracking of progress on site against the Contractors programme.
Monitor architectural works and ensure compliance with design intent and specifications BC(A)R, architectural and general inspections.
Daily liaison with Contractors team on site.
Review contractor submittals and LTTs Design Team responses.
Liaise with other members of the OUR CLIENTs monitoring team.
Monitor quality of architectural finishes, particularly in common and basement areas Prepare weekly project reports on works (see Sub-Section 7.4. below) and other reports.
Attendance at design team meetings, site meetings and main contractors meetings, as appropriate.
Site safety matters raise any concerns as they arise with the PSDP.
Assisting with review of Main Contractor works proposals, Requests for Information, etc.
Other duties assigned from time to time as appropriate to the position.
The Resident/Site Architect will work within an Architectural Team based in the OUR CLIENTs offices in Dublin which will includes Senior Architects, Architects and Architectural Graduates.
There will be a monitoring Design Team including Quantity Surveyor, Mechanical & Electrical Engineers, Civil & Structural Engineers, and Fire Engineer.
The monitoring Design Team will consist of members from the OUR CLIENT and some external consultants procured to work on the project.
Recording of information for, and production of, weekly site reports may be required to include: Weather; Contractor's personnel; Visitors; Meetings; Plant and equipment; Materials delivered; Works opened up; Works protected; Works to be closed in; BC(A)R and other inspections; Elements tagged and removed including location stored; Progress on site; Quality assurance; and, Any other matters agreed.
Requirements for Resident/Site Architect The Resident/Site Architect is required to have: a minimum 3 years post graduate experience; completed their Professional Practice Exams or have an equivalent professional practice qualification; and, Experience of having worked on site on at least one major project during construction.
Knowledge of Building Regulations and Planning Regulations and ability to apply these to Construction Stage issues.
Availability to be based on-site in Limerick full-time once construction begins.
Ideally they should be able to demonstrate the following: Knowledge of the GCC Contract and ability to apply this to Construction Stage issues.
Experience with shell and core office developments.
Knowledge of and ability to work with an ISO 9001 accredited Architectural Practice system similar to our clients systems.
An ability to produce weekly reports and maintain relevant site records is essential.
Good personal relationship skills.
Awareness of security issues.
A commitment to the project to be demonstrated at an interview with our clients Principal Architects Office.
