Purpose of the Role
As Maintenance Manager, you will lead all aspects of the hotel's maintenance function. Your goal is to ensure that all areas of the hotel, including equipment, facilities, and plant systems, are operating to the highest standards in line with Newtown Park Hotel's service levels. Through the development of effective systems, training, and planning, you will manage your team, control costs, and ensure the hotel remains a safe, efficient, and welcoming environment for both guests and staff.
Maintenance Operations
* Set and maintain high operational and service standards within the Maintenance Department in line with hotel policies, fire safety, and health & safety requirements.
* Oversee all hotel maintenance activities, ensuring that services are delivered promptly and to the highest quality.
* Personally carry out or supervise minor works such as decorating, plumbing, carpentry, or electrical repairs (where certified and competent).
* Maintain effective working relationships with contractors, including those providing 24-hour emergency response.
Team Leadership & Department Management
* Implement efficient systems and work methods to optimise productivity and resource usage.
* Prepare and manage staff rosters to ensure full coverage in the most cost-effective way.
* Lead monthly department meetings and ensure team members are aligned with departmental goals.
* Ensure maintenance team members are well-trained in all operational standards and safety procedures.
* Ensure Maintenance representation at daily briefings, weekly operational meetings, and monthly management meetings.
* Support the professional development of the Maintenance team through coaching, mentoring, and structured training.
Facilities Management & Budgeting
* Monitor and report on energy consumption (heating, lighting, power) and maintain accurate records.
* Maintain and track inventory of tools, equipment, and spare parts.
* Oversee and maintain the Building Management System (BMS) and Combined Heat & Power (CHP) units.
* Prepare budget proposals for maintenance and capital projects, including energy and repairs.
* Ensure all stock and records within the Maintenance Department are accurately maintained and secure.
Guest Experience & Cross-Functional Support
* Support other departments with maintenance needs and act as a point of escalation for urgent repairs.
* Be fully knowledgeable about hotel facilities and promote them at every opportunity.
* Handle guest or staff complaints with professionalism, escalating to senior management where appropriate.
* Participate in Duty Management shifts when requested.
Health & Safety Responsibilities
* Comply fully with all relevant Health & Safety legislation (1989 & 2005 ROI / 1974 UK), and hotel safety procedures.
* Promote and implement fire safety, accident prevention, and emergency drills.
* Maintain a safe, clean, and hazard-free workplace across all maintenance areas.
* Participate in Health & Safety Committee meetings and ensure your team is represented.
* Ensure all incidents and hazards are reported and documented appropriately.
* Support and deliver Health & Safety training and re-training for maintenance staff.
Flexibility & Interdepartmental Support
* Demonstrate a flexible and cooperative approach to ensure smooth operations across the hotel and group
* Assist with responsibilities outside the department when required, especially during busy periods or emergencies.
