ROLE SUMMARY Reporting to the designated Contracts/ Project Manager the Site Manager will be responsible for the on-site supervision for the main construction phase of the project, including health and safety on site, project build, handover and post-handover activities, ensuring that project is delivered on time and within budget, whilst achieving maximum client satisfaction ROLE DESCRIPTION Set Up Phase To engage with the designated Project Manager to understand the location and scope of the project, the fundamental design features, construction methodologies; environmental plans and Health & Safety processes in line with The McAvoy Way (Site) To prepare the physical site plans with the Project Manager for initial resourcing plans for site erection and on-site facilities in line with the project schedule from start up to completion. To identify all internal and external stakeholders and establish appropriate channels of communication. In collaboration with the Project Manager identify requirements and develop programmes and schedules of work including the allocation of sub-contractor resources. To understand the budget responsibilities and governance processes. To coordinate all resources and stakeholders to ensure the McAvoy Site is fully aligned with the McAvoy Way (Site) and fully functional on commencement of the project including all on site facilities. To ensure the site is compliant with all regulatory requirements for access and egress, site security, site health and safety, site environmental standards and welfare facilities. To ensure all personnel entering the site during the setup phase are compliant with all Health & Safety, Environmental and Security Requirements including statutory and company standards e.g. Considerate Constructors Scheme To sign off site setup for commencement of the Build Phase Build Phase & On-Site Management To coordinate all resources and stakeholders to ensure the McAvoy Site is fully aligned with the McAvoy Way (Site) and fully functional during the build phase through to completion and of the project including all on site facilities. To ensure Risk assessments are in place and have been communicated to all those involved in the work processes. To ensure all personnel entering the site during the build phase are compliant with all Health & Safety, Environmental and Security Requirements. To participate in local initiatives to engage with clients, customers, end users, local community that will help build relationships and manage the McAvoy reputation. To coordinate the work packages for subcontract labour in line with budget, schedules, targets and quality as well as skills and performance. To communicate with the Project Manager in terms of action plans, work schedules, performance requirements to ensure alignment with the project plan and to take corrective action if there is mission drift and or non-compliance issues. To provide on-going information to internal and external stakeholders to ensure all parties have relevant and timely information to support the project build and to take actions to manage any and all design modifications. To monitor and track performance on an ongoing basis and present operational performance reports in line with the agreed templates and schedules. To complete and prepare the build for handover and disassembly of the site. Delivery and Handover Phase To ensure the final build is on time, on budget and on quality to the standard which meets the contract. To ensure all defects have been rectified and signed off prior to offering for handover. To manage any ongoing or additional work issues post-delivery if required To liaise with the client / customer / end user to ensure the build satisfies or exceeds customer expectations. To participate in all handover ceremonies as a key member of the McAvoy Team To participate in a Project Feedback and Lessons Learned wrap up and debriefing sessions with McAvoy personnel. Work with the wider McAvoy Team to effectively represent and grow the business and contribute to the culture of innovation and continuous improvement. Carry out other duties that are consistent with the job holders knowledge and skills and are necessary for the satisfactory completion of contracts and to assist the company in achieving its goals and objectives. This role description is intended to give the post holder an appreciation of the role envisaged for Site Manager. Specific tasks and objectives will be agreed with the post holder at regular intervals. PERSON SPECIFICATION Technical Competencies Essential An experienced Site Manager, working within the Construction industry. A building engineering and project management background Excellent technical and health and safety knowledge First class communicator with highly developed staff management and leadership skills Relevant third level qualification and/or professional qualification is desirable but not essential. Flexible approach to working hours and site locations.
