Job Summary: We are seeking a highly skilled and experienced Mechanical Pre-construction Manager to join our team. As a key member of our projects division, you will be responsible for coordinating and managing mechanical design processes from finalised bid submission to RIBA Stage 5 design completion.
Main Responsibilities:
* Manage the Design Process: Ensure client requirements, standard practices, and specifications are met while maintaining commercial viability for the company.
* Technical Knowledge: Provide strong technical expertise to ensure contracts are delivered in compliance with Employers' Requirements, specifications, and drawings.
* Pre-Construction Coordination: Lead the mechanical design coordination process from RIBA Stage 3 to Stage 5, ensuring buildability, compliance, and efficiency.
* Collaboration: Work alongside appointed design partners to develop designs in accordance with Employers' Requirements and bid submissions.
* Value Engineering: Rationalise designs to improve buildability and commercially viable options.
* Cross-disciplinary Collaboration: Ensure Mechanical Designs are fully coordinated with Electrical Designs and other specialist aspects.
* Site Surveys: Conduct on-site surveys to assess existing structural implications and services installations.
* Risk Management: Conduct technical audits, feasibility studies, and risk reviews of mechanical services.
* Information Management: Prepare, manage, and distribute information release schedule documents.
* Compliance: Ensure adherence to relevant mechanical building standards, regulations, and company procedures.
* Communication: Attend meetings with main contractors/clients and lead communications with design and specialist supply chain partners.
* Drawings and Schedules: Review all drawings and schedules prior to issue to clients for comments/approvals.
* Submittals: Prepare and issue technical submittals for client/design team review.
* Closure: Ensure close-out of retrospective comments and handover full design pack to the contracts team with closed-out technical approval.
* Procurement Support: Assist contracts managers and purchasing department with project procurement, ensuring specifications and drawing requirements are met.
* Liaison: Liaise with specialist supply chain partners to ensure their bid submissions are compliant.
* BREEAM: Lead BREEAM requirements and close out with the design team.
* Process Improvement: Help develop and improve internal pre-construction workflows, tools, and procedures.
About You:
* Experience: Minimum 2 years experience in a similar role, with a proven track record in M&E installations and regulations.
* Tech Skills: Strong knowledge of HVAC systems, chilled water, heating, domestic services, ventilation, fire protection, and controls.
* Design Expertise: Competence in reviewing and interrogating design calculations, specifications, and cost estimates.
* Time Management: Excellent time management skills with the ability to work under pressure and to a plan.
* Sustainability: Understanding of BREEAM, LEED, and sustainable building principles.
* Interpersonal Skills: Good interpersonal skills to create reciprocal relationships with colleagues and clients.
* Computer Literacy: Proficiency in Microsoft Word, Excel, Outlook etc.
Desirable Qualifications:
* HNC/HND in Building Services Engineering
* Use of specialist software packages such as CAD, Revit, Navisworks, and BIM workflows
