Overview:
A leading property developer is seeking a Senior Quantity Surveyor to join their team on an apartment development in Cork. This is a long-term, multi-phase project (several hundred units), and you'll be involved from pre-construction right through to handover, working alongside an experienced development and delivery team.
An ideal role for a QS seeking stability, ownership and the opportunity to grow toward Commercial Manager level as the pipeline expands.
Key Responsibilities:
* Full cost management across all project stages from tender through to final account.
* Prepare budgets, cost plans, and cashflow projections in collaboration with internal departments.
* Work with the design team, site team, and external consultants to ensure accuracy and cost control.
* Manage procurement of subcontractors and suppliers.
* Value engineering, contract negotiation, and commercial reporting.
* Mentor one Junior QS and assist in growing the commercial team over time.
* Liaise with internal development and finance teams to support broader business strategy.
Requirements:
* 6–10+ years of Quantity Surveying experience, ideally with both developer and/or contractor background.
* Proven experience in residential/apartment projects is preferred.
* Excellent commercial awareness and negotiation skills.
* Capable of working independently and leading procurement and subcontractor management.
* Degree-qualified in Quantity Surveying or equivalent.
