About the Role
We are seeking an experienced
Commercial Manager
to oversee the commercial and financial management of multiple residential and commercial projects based in
Blanchardstown
and the wider Dublin region.
The successful candidate will lead a team of Quantity Surveyors and commercial staff, managing all contractual, financial, and procurement aspects of the company's projects from pre-construction through to final account.
This is a senior leadership role offering the opportunity to make a significant impact within a progressive and expanding organisation.
Key Responsibilities
Lead and manage the commercial function across multiple live projects, ensuring robust financial performance and cost control.
Oversee preparation of budgets, forecasts, valuations, and cost reports.
Manage procurement and tendering processes, negotiating with subcontractors and suppliers to achieve best value.
Ensure accurate and timely management of project finances, including cash flow and monthly reporting.
Review and administer contract terms, variations, and claims in accordance with company policies and legal obligations.
Work closely with the Project Managers, Site Managers, and Design Teams to ensure commercial alignment across all project stages.
Provide strategic input to senior management on project profitability, risk management, and cost efficiency.
Mentor and develop junior commercial staff to support their professional growth.
Maintain strong relationships with clients, consultants, and supply chain partners.
Requirements
8+ years' experience in commercial management or senior quantity surveying roles.
Proven experience delivering both
residential and commercial developments
in Ireland.
Strong understanding of Irish construction contracts, procurement processes, and cost management principles.
Excellent negotiation, leadership, and communication skills.
Proficient in cost management and reporting software (e.g., Excel, BuildSoft, Coins, or similar).
Degree in Quantity Surveying, Construction Economics, or a related discipline.
Membership of SCSI / RICS (preferred).
Ability to work effectively under pressure and manage multiple concurrent projects.
