Staffline Recruitment is pleased to announce a new permanent role for Construction Contract Managers in Dublin.

Job Title: Contract Manager


Roles and Responsibilities

* Implement Environmental and Health & Safety Management procedures.
* Ensure safety inspections are conducted and manage health, safety, and welfare responsibilities as per the Company’s Policy.
* Responsible for all pre-construction management activities.
* Coordinate with the Project Director and Commercial Director to ensure all Contract documentation, Bonds, and Insurances are in place before project start.
* Develop the Risk register with mitigation measures, and communicate risks and mitigation strategies to the construction team.
* Create Contract Programmes, Construction Programmes, and methodologies with the Contracts Planner, and communicate these to site management.
* Develop and implement short-term programmes with key subcontractors at various project stages.
* Assist the Site Team and liaise with high-level Sub-Contract Management to address progress or quality issues.
* Issue contractual notifications to Sub-Contractors or the Contract Administrator regarding delays.
* Chair and record Subcontractor Pre-Start Meetings; attend progress meetings as needed.
* Complete formal appointments for Temporary Works Coordinators, Designers, and Supervisors.
* Manage Sub-Contractor Material Procurement Schedules and track procurement progress.
* Review designs for Buildability issues before Construction Programme execution.
* Attend Design Team Meetings with Sub-Contractors.
* Maintain understanding of Employer's Requirements, Contractor’s Proposals, detailed design, and specifications, ensuring information dissemination to the team and Sub-Contractors.
* Monitor Quality Assurance and Snagging systems during construction and post-completion, addressing defects and client issues promptly.
* Build and maintain good relations with clients, their representatives, design teams, and neighbors, including managing initiatives like the Considerate Contracts Scheme.
* Participate in relevant training and development activities.
* Continuously update knowledge of innovative construction techniques and products to enhance business and meet CPD requirements.
* Produce and present Monthly Progress reports to the Client Team.
* Coordinate with the Contract Surveyor on Commercial Management aspects.
* Work closely with the Project Director and Contracts Surveyor.
* Prepare Contract Review Reports for the Board, including detailed reviews with the Contracts Surveyor.
* Ensure development, collation, and submission of all Project Handover documentation.
* Complete Sub-Contractor Performance Ratings on Gateway.
* Manage HR practices in line with company policies, including performance management and disciplinary procedures when necessary.
* Attend industry events and contribute to corporate social responsibility initiatives.
* Participate in recruitment, selection, and mentoring processes as required.
* Require a minimum of 5 years of experience in planning, directing, and coordinating construction projects.
* Hold a CSR or CSCS Card, COSHH accreditation, and possess a valid Drivers License.
* Be flexible to work away from home as needed.
