Responsibilities
Review, assess, and certify monthly subcontractor payment applications (including insulation, cladding, and other relevant packages).
Evaluate and negotiate subcontractor variations, reworks, and claims.
Validate and manage subcontractor star rates and dayworks in accordance with contract terms.
Monitor and track site instructions and ensure they are costed and included in subcontractor accounts.
Identify, capture, and record all project variations.
Prepare, submit, and agree VO’s/compensation events with the client.
Maintain a site variation log and ensure timely pricing and submission.
Assist with the preparation of interim valuations and final accounts.
Support monthly cost reporting, cash flow forecasting, and budget control.
Liaise with project management and commercial teams to ensure cost accuracy and budget alignment.
Contribute to project risk and opportunity assessments.
Assist in subcontract procurement and drafting of subcontract documents.
Ensure compliance with contractual obligations and company procedures.
Monitor and manage contract scope creep and advise on any commercial risks or issues.
Work closely with the site team to understand progress, identify changes, and capture cost impacts.
Attend site meetings and contribute to commercial discussions and decisions.
Qualifications & Requirements
Minimum of 3‑5 years' experience in a Quantity Surveying role, preferably on large‑scale construction or industrial projects.
Proven experience in managing subcontractor accounts, including applications, variations, and final accounts.
Strong knowledge of construction contracts (e.g., RIAI, NEC, JCT or similar).
Excellent understanding of cost control processes and commercial administration.
ERP Software (Coins) experience an advantage but not essential.
Proficiency in Excel.
Strong analytical and negotiation skills.
Ability to work independently and as part of a team.
Excellent communication and interpersonal skills.
Relevant qualifications in Quantity Surveying.
Good organisation and time‑management skills.
Self‑starter ability to organise the workday around assigned activities and priorities.
Compliance with company policies and industry best practices on commercial and contractual matters.
