Job Summary
To support the Facilities and Estates Manager in ensuring the housing estate, apartment buildings and its communal areas are safe, clean, well‑maintained, and welcoming for residents. The caretaker provides a visible presence on the estate, carrying out and inspecting minor repairs, reporting issues, supporting residents, and working closely with colleagues and contractors.
Key Responsibilities
Maintain cleanliness of communal areas including entrances, stairwells, lifts, corridors, and shared facilities.
Ensure cleaning materials/supplies are maintained as issued.
Manage waste disposal areas, including bins and recycling facilities.
Address basic hygiene issues and report pest infestations.
Carry out pre and post inspections of repairs within the curtilage of schemes and community as directed.
Carry out pre and post inspections of non‑technical issues relevant to scheme communal and residential premises.
Carry out minor repairs such as changing lightbulbs, tightening fittings, or unblocking drains.
Report repair needs to the Customer Service Centre, Repairs Team or relevant contractors.
Monitor lighting, heating, and other systems within communal areas.
Inspect daily all relevant buildings, lifts, carpark, and grounds.
Report any repairs or defects to the Repairs Team.
Supervise the security and proper use of the building and its facilities.
Ensure doors, gates, and entry systems are secure and functioning.
Conduct routine checks of fire alarms, extinguishers, and emergency exits.
Record and report incidents of anti‑social behaviour or vandalism.
Conduct all activities in a manner that is safe to yourself and others, in accordance with the employer's Health and Safety Policy.
Maintain outdoor communal areas such as gardens, courtyards, and pathways.
Clear snow, ice, leaves, and litter to ensure safe access.
Check play areas and outdoor equipment for safety.
Act as a first point of contact for residents regarding communal maintenance issues.
Liaise with contractors and inspectors to ensure work is carried out effectively.
Keep accurate records of maintenance tasks, safety checks, and incidents.
Report health and safety risks promptly.
Monitor contractor performance and compliance with site rules.
Coordinate the grounds maintenance contract and perform tasks such as cutting grass and pruning plants as directed.
Co‑operate with and engage fully in fire drills arranged by the employer in accordance with work instructions.
Note: Specialist repairs (e.g., plumbing, electrical work) are referred to qualified contractors; the caretaker is responsible for communal areas only.
