Sherry FitzGerald Lettings are currently seeking a proficient Property Manager to join our dynamic team. This role will focus on overseeing multiple large-scale multi-unit developments in the vibrant Dublin region.
Key Responsibilities:
· Manage a diverse portfolio of estate and apartment complexes with precision and care.
· Participate in internal operational meetings to ensure alignment and efficiency.
· Provide regular reports and updates to Company Directors regarding project progress and performance.
· Conduct thorough estate inspections to maintain high standards of quality and safety.
· Collaborate with contractors, overseeing tendering processes, and ensuring project completion within schedules and budgets.
· Liaise closely with the facilities management team to guarantee seamless operations.
· Supervise debt collection efforts and engage with credit control and legal teams when necessary.
· Oversee insurance matters to mitigate risks and protect assets.
· Ensure compliance with relevant legislation, including the Companies Acts and the Multi Unit Development Act.
· Maintain effective communication with Owners, Clients, and stakeholders, addressing inquiries and concerns promptly.
· Review and oversee contract renewals and Letters of Engagement to uphold contractual obligations.
· Monitor financial performance, approve pay runs, and establish and analyse budgets effectively.
· Collaborate with accountants to ensure accurate financial reporting and compliance.
· Coordinate with the administration department to facilitate AGM notifications and other administrative tasks.
· Attend Directors' Meetings and Annual General Meetings.
Requirements:
· Possession of a PSRA licence - Category D is essential.
· Minimum of two years of post-qualification experience in block and estate management preferred.
· Exceptional communication and interpersonal skills to engage effectively with stakeholders.
· Proficient knowledge of facilities management practices.
· Strong accounting and financial management abilities.
· Familiarity with the Companies Acts and the Multi Unit Development Act.
· Outstanding organizational skills and the ability to take initiative.
· Advanced computer proficiency.
· Possession of a Full Driver's License and own vehicle is essential.
· Experience with Blockman preferred.
