About the Role
At Evara we are expanding our team and we are looking for a Sales Completion Manager with a Real Estate/Finance background. The successful candidate will work alongside development, construction, finance, legal and sales teams to ensure the coordination and completion of the sales closing process for new homes and apartments within our portfolio. Key Accountabilities
* Pre-launch to Closing (Lifecycle) each stage
* Lead sales process through contract negotiation, liaising with buyers (private and institutional), external solicitors, and internal stakeholders to ensure timely close out of key milestones.
* Forecasting and tracking progress of sale closings against Company projections and communicating monthly targets to solicitors and external agents for private housing.
* Manage housing body and county council relationships through sales closings.
* Establishment of management companies for the housing estates and liaising with the appointed managing agent in relation to service charge budgets, membership certificates and service charge invoices for completion.
* Liaising with external solicitors on OMC developer agreements and OMC common area transfers.
* Liaising with tax advisors in relation to CG50 requirements, Help to Buy registrations, LPT registrations and tax number queries.
* Procuring from the development team all required planning compliance documents required for sales contracts.
* Investment / Commercial Sales – engagement with solicitors, institutional investor purchasers, purchaser's representatives and internal construction, development, and legal teams to ensure all closing deliverable documentation is in hand and delivered in the correct time frame.
* Understanding and knowledge of housing scheme mapping requirements in line with closing deliverables required for the closing process. Liaising with development team, architects and Taillte Eireann in respect of maps required for contracts and completion.
* Clearly communicate sales progress and delivery timelines to wider team.
* Responsible for collating all of the information from the construction team, development team, sales team, legal team and finance required to be delivered under sales contracts.
* Liaising with finance team on redemption process for completions and preparation of closing statements.
* Liaising with legal team and directors of the SPVs in relation to execution of contract closing documents.
* Liaising with purchaser's post completion in relation to retention release under sales contracts.
* Liaising with the construction team on collateral warranties and coordinating the delivery of collateral warranties to external solicitors / bulk purchasers.
* Reporting - Providing data analysis to each department - trends / analysis/ forecast
Qualifications and Experience
* Minimum 5-7 years' experience with strong knowledge of property and finance;
* Clear and concise written and verbal communication skills.
* An ability to work on own initiative and as part of a team.
* Strong familiarity with development finance.
* Previous expertise of negotiating and closing residential sales contracts with various types of purchasers.
* Attention to detail, strong commercial acumen, and project management mentality.
