Job Title: Site Manager – Residential Projects Location: ArklowJob Type: Full-time, Permanent Reports To: Project Manager / Contracts Manager Job Overview: The Site Manager is responsible for the day-to-day management of residential construction projects, ensuring work is completed safely, on time, within budget, and to the required quality standards.
This role involves managing site teams, coordinating subcontractors, liaising with clients, and maintaining compliance with Irish building regulations and health & safety legislation.
Key Responsibilities:Oversee and coordinate all on-site construction activities for residential developments (e.g., housing estates, apartment blocks).
Ensure adherence to project timelines, budgets, and quality standards.Supervise direct labour and subcontractors, ensuring high productivity and workmanship.Implement and enforce strict health and safety protocols in line with Irish legislation (e.g., Safety, Health and Welfare at Work Act 2005).
Attend site meetings and liaise with project managers, architects, engineers, and quantity surveyors.Monitor progress, prepare site reports, and maintain site diaries.Manage the ordering and delivery of materials and ensure proper storage and use.Resolve any on-site issues or delays efficiently.Ensure compliance with Building Regulations and BCAR (Building Control Amendment Regulations).
Conduct regular inspections and snagging to ensure final delivery standards.Promote a culture of quality and continuous improvement.Qualifications & Experience:Minimum 3 years of experience in a Site Manager role on residential construction projects.Construction-related qualification (e.g., Construction Management, Civil Engineering, or Trade background with site experience).
