This substantial project features a complex double-basement, ground-floor retail units, and 83 high-end apartments. They are looking for a leader who can navigate the technical challenges of deep excavations and RC frames while maintaining a sharp focus on commercial delivery and programme milestones. The Role As Project Manager, you will hold full operational responsibility for the site, moving the project through the critical basement and structural phases into fit-out and final handover. You will be the primary point of contact for stakeholders, ensuring the scheme meets the highest standards of safety, quality, and profitability. Key Responsibilities Project Leadership: Oversee the full lifecycle of the 83-unit residential build, including the execution of a complex double-basement and retail integration. Programme Management: Develop and maintain detailed construction programmes, ensuring subcontractors hit critical path milestones. Technical Oversight: Manage the coordination of RC frames, deep drainage, and structural waterproofing systems. Financial Control: Work closely with the QS team to manage variations, procurement, and cost-reporting. Quality & Compliance: Ensure all works strictly adhere to BCAR, Irish Building Regulations, and health and safety legislation. Stakeholder Liaison: Act as the lead contact for architects, structural engineers, and local authorities. Requirements Experience: Minimum 710+ years in construction management, with a proven track record of delivering residential or mixed-use projects (€20m+ value). Technical Knowledge: Deep understanding of RC structures, double-basement construction, and Irish building standards. Qualifications: Degree in Civil Engineering, Construction Management, or a related discipline. Leadership: Strong ability to manage large site teams and diverse sub-contractor groups.
