Job Title: Senior Property Surveyor Location:Dublin head office Salary:Competitive salary Reports to:HeadofSurveying/Director Contract Type:Full-time, Permanent Role Overvew: In Avison Young we provide a comprehensive property management service to corporate clients, institutional clients, pension funds, religious orders and educational institutions holding countrywide property portfolios.
We are seeking an experienced and highly motivated Senior Property Managerto join our growing team in the Greater Dublin area.
This is a key leadership role within a rapidly expanding property management team, overseeing a substantial portfolio.
You will be responsible for delivering exceptional service to clients, managing all aspects of the portfolio, and leading a dedicated support team to ensure smooth operations.
The role demands excellent client-facing skills, strong organisational ability, and the capacity to coordinate projects from start to finish.
As Senior Property Manager, you will work closely with stakeholders to maintain high standards across all properties, resolve issues efficiently, and ensure compliance with relevant regulations and leasehold obligations.

Key Responsibilities: Conduct building inspections and prepare detailed reports Oversee the management and maintenance of commercial and/or residential buildings.
Provide consultancy on service charge budgets and expenditure, ensuring lease compliance and value for money.
Deliverexpertadviceonlandlordandtenantmatters,includingleaseobligations,dilapidations,and repair liabilities.
Prepare and review maintenance plans, schedules of condition, and refurbishment specifications.
Manage external contractors, tender processes, and supervise works on site.
Contribute to long-term asset management strategies and capital works planning.
Liaise with clients, tenants, legal advisors, managing agents, and other stakeholders.
Maintain professional and regulatory compliance across all responsibilities.
Requirements: Degree in Building Surveying, Property Management, or a related discipline.
MRICS or working toward chartership (preferred but not essential).
At least 5 years experience in a property/building surveying environment.
Strong knowledge of commercial leases, service charge mechanisms, and property legislation.
Proven experience in property management and service charge consultancy.
Excellent report writing and communication skills.
Proficient in Microsoft Office; experience with property management systems advantageous.
Ability to work independently, prioritise workload, and meet deadlines.
Desirable: Experience in both commercial and residential sectors.
Understanding of health & safety, CDM regulations, and compliance.
Familiarity with asset management, lifecycle costing, and budget forecasting.
Contract administration experience (e.g., JCT Minor Works, Intermediate).
