The Client and overview of the opportunity: My Client are an established-but-growing Residential Developer based in South Dublin. They have landbanks across the Country including several in Dublin and are known for building quality homes and apartments. Outside of the usual greenfield developments, they also take on unique restoration project for schools, hospitals and churches. I'm looking for a well-qualified, competent Senior QS with good commercial acumen, a proven track record of managing Residential projects to a successful completion for all parties involved. They have a dedicated team of QS's based in Head Office and can offer the successful Senior QS the opportunity to move to Commercial Manager level quickly as they going through a period of restructuring within the next 12 months. You'll be reporting in to a Company Director and, initially, you might look after a couple of existing project which would be circa €25m-€40m in value. However, it's within your abilities, you could take on more responsibility within the next 12 months. Obviously, you'd be promoted and paid more at this stage! Main responsibilities will include: Supervision, management and most importantly development of 1-2no. Junior QS and contribute to the wider Commercial function of a c.€30m turnover Residential Developer. Lead all pre- and post-contract Quantity Surveying duties. Manage all commercial aspect of your designated projects Liaise closely with site and design teams and senior management to ensure cost-effective project and deliver monthly cost reports and cash flow forecasts. Ensure commercial compliance and governance in all reporting and procurement activities. Requirements: The ideal candidate won't take themselves too seriously but will be passionate about their career. Possess a proven track record of delivering Residential Construction projects to a successful completion for all parties. Having the ability and desire to move to Commercial Manager or Director in the future. 510 years experience in a Quantity Surveying/Commercial Manager role Strong commercial acumen with a clear understanding of procurement, cost reporting, and contracts. Comfortable managing large-scale packages and working independently. Excellent communication, negotiation, and mentoring skills. Degree-qualified in Quantity Surveying or Construction Economics. Experience with BCAR, Irish construction law, and cost management software is an advantage. Whats on offer? As much support as you need to successfully complete your duties.
