We are seeking a Project Director for our expanding business, based either in Dublin or the UK.Reporting to the Regional Director/BU MD, the Project Director has overall responsibility for managing and onsite construction of major/complex contracts typically valued over £60m. The role involves involvement from tender stage as the project lead, liaising with the Estimating team to secure the project. With approval from the Regional Director/MD, the Project Director will prepare the PEP and build the project team for contract commencement. The role includes managing business interests, risks, and delivery strategies to ensure commercial success.Pre-ConstructionLead the Tender Team, including Estimator, CM, QS, and external consultantsManage tender production to ensure competitiveness and compliancePrepare programme, method statements, prelims, and submission documentsChair start-up and internal meetings, develop procurement strategies, and prequalify key supply chain partnersPrepare preliminary Risk Register and manage project risksCoordinate with SQS to prepare procurement schedulesEnsure health, safety, and environmental plans are in place and registeredAgree on site layout and logistics, and notify authorities of site start dateDevelop employee resource plan with Regional DirectorSet design strategy, including BIM, DRM, and scope of servicesConstructionArrange start-up meetings and manage PEP preparationCoordinate contract document completion and project initiationEnsure quality, environmental standards, and progress are maintainedManage subcontractors and suppliers, including vetting and meetingsOversee resource management, including staffing and coverageLead internal and subcontractor meetingsManage prelims, applications for extensions, and constructability reviewsMonitor progress, costs, risks, and administrative proceduresDrive safety, quality, and client communication, including legal and technical issuesOversee financials, including interim accounts, final accounts, and profitability reportsCoordinate production of CVR reports and strategic planningIdentify and plan for potential issues affecting costs or scheduleEnsure procurement of certificates and post-contract servicesManage post-completion defect rectification and client relationsManage project team development and ensure cohesive operation aligned with company valuesPost ConstructionEnsure customer-centric aftercareSupport final account preparations and gather client referencesMaintain contractual relationships and address defectsTypically requires 15+ years in construction with similar organizationsDeep understanding of market, finance, construction techniques, and safety regulationsProficiency in planning, commercial management, and key account managementQualifications: industry-related management qualification, membership of professional institutions (e.g., MCIOB, CEng MICE)Desirable Qualifications/TrainingNEBOSH CertificationAdditional benefits include healthcare, holiday entitlement, pension, life assurance, mileage, travel expenses, flexible working, parental leave, and professional development opportunities.Our people are at the heart of our success.
