Property Surveyor
Responsible To: Surveying Team Leader / Property Services Manager
Contract: Full Time Permanent
Job Summary
As Property Surveyor your role is ensuring that Tuath's homes are safe, well‑maintained, legally compliant and fit for residents to live in. This role combines technical inspection, project management, budgeting and regulatory compliance with a strong focus on social housing standards.
Key Responsibilities (Functional)
Property Inspections and Surveys
Conduct inspections of housing stock including pre and post inspections and identify issues such as damp, mould, disrepair or unsafe features, fire safety compliance matters and non‑compliance with relevant standards.
Prepare reports and maintenance schedules.
Liaise and update relevant stakeholders such as Local Authorities.
Technical Due Diligence Services
Technical inspections and reports on property acquisitions.
Review of Safety File information and conveyancing documents.
Engage and supervise specialist support services as required.
Scheme appraisals prior to acquisition.
Reactive Maintenance
Oversee responsive repairs for urgent issues such as leaks, fire incidents, electrical faults.
Oversee Major Works repairs.
Review works to ensure value for money.
Manage dilapidations.
Liaise with contractors, customers and internal teams.
Project and Contract Management
Manage refurbishment or improvement projects including writing specifications, tendering and procuring works, monitoring contractor performance and quality, and ensuring works are completed on time, on budget and to standard.
Health, Safety and Compliance
Prepare for audits, building safety inspections and respond to compliance failures.
Budgeting and Asset Management
Contribute to asset management strategies for long‑term planning of housing stock condition.
Prepare cost estimates for repairs, upgrades or major works.
Work with finance teams to manage budgets.
Interaction and Support
Manage property‑related complaints and RTB cases.
Explain planned works, timelines and disruptions to residents.
Provide adaptation support and advice.
Collaborate with internal teams on property, compliance and regulatory matters.
Liaise with OMCS, Local Authorities, Residents and other stakeholders.
Handle sensitive cases involving vulnerable residents.
Key Responsibilities (Organisational)
Adopt a collaborative and supportive approach, maintaining up‑to‑date professional knowledge and providing advice and assistance to colleagues as required.
Provide statistical data, information and testimonials when required.
Promote effective communications, excellence in customer service and a focus on continuous improvement in all aspects of the company's work.
Be proactive in developing and maintaining strong networks and relationships with colleagues and in other organisations and agencies to ensure excellence in service delivery.
